I was looking up properties on www.homepath.com which are essentially Fannie Mae properties.

some of them i am interesed in. what i wanted to know is can we bargain with the price or are they a fixed price? does anyone have any experience with buying from that website?

Went to an Auction & bought a House & a Truck

Jill & I went to a local estate auction to bid on the house & also ended up bidding on a truck; the price of the house was 75K & has a resale of 130K. The
truck is a 2008 GMC pick up, won high bid at 15K & is worth 21K to 23K.
The funny thing was we found out about the auction
only an hour before it started ... you never know!

Real Estate Agent

I just spoke to a real estate agent who said that they would work with me but they charge 50.00 per offer and a fee of 1250.00. The 50.00 fee for the offer is waived if the offer is accepted. She also requires a 1 year agency agreement and 1000.00 earnest money deposit on file. Does this sound ok to anyone? My initial reaction is to find another agent but wanted to get feedback from everyone first.

I need advice on the following please...

I found a great 3 office/1 floor bldg and I finally got the nerve to pick up the phone and call both owners (divorced) and their attorney as well. The ex-wife is willing to assist finance her 50% share of the property and when I spoke to the Mr. he was shocked!! But is willing to cooperate if the price is right.

Details:
3 offices in 1 dwelling, parking for 29 cars,needs at repairs between $25k-$35k, and the asking price was $900k 4 years ago. Asking price today is $500k.
The location is a great vicinity in central Florida that is 1 mile from a major hospital and highways, very busy vicinity with offices all around.

Is there anything that would need to go into a purchase contract specifically for hard money, if you are planning on using hard money?

How to buy deceased owners homes...?!?

I am doing business in Nebraska. So, I have tried to search probate and nebraska together in google trying to find some search engine for these, and have come up with nothing. I'm starting to think maybe Nebraska does not do probates, but rather does something else, maybe some sort of trust thing. I ask this because Im rather interested in doing these sort of homes later on. I mean, there must be a simpler way than driving around all over creation looking for a lawn that hasn't been mowed in months!!
Does anyone have any insight?

questions on wholesaling a HUD foreclosure

Is this even possible? I'm looking at a property that is a HUD foreclosure with no escrow required. As-is value is $85,000 and is selling for $29,000. I checked totalview website and the estimate value is $131,790. This may be my first potential deal. Not sure on what to do next? Please help! Would this property be good to wholesale to an investor? Not sure how to run the numbers, like repairs, etc. Thanks for your help.
