Telling seller I will make a profit?????

I have been negotiating through email with a seller and I think I will be able to lock up the property. here is my question, how do i tell him that I will be making a profit without him saying forget the whole thing? also, should i go in person to sign and explain the agreement or do it through email? HELP< THIS WILL BE MY FIRST DEAL!!!!! Thanks!!!!!!!!!!!

What Questions to Ask BANKS? Help please

Hello just getting started here again with real estate. I am a person with no money and i figured that i would go after REO'S. So when i contact a banks what questions do i ask and who do i ask for?
Should i ask for emails or phone numbers to get list of properties etc. any help would be great

Making an Offer

Ok, here is the situation I have. I have found a property in foreclosure. My agent has pulled comps on it and based on the comps that he pulled the property is worth approximately 116k, based on what has sold in this particular area. The property is currently listed for 71k. Now the property does need quite a bit of work. I would approximate about 20-30k. I want to make an offer for 28k. This would allow me to make a profit of 10k (sell to an end buyer for 38k) after he rehabs he will have 68k into it and if he sells it for 100k (below market value based on comps) he would make 32k profit. Now my question is, does this offer make sense from a numbers perspective?

Notice of Foreclosure

If a "Notice of Foreclosure" has been filed with the county recorders office, would it be too late to do a lease option technique like Greg Murphy would do? Is it too far into the process for this?

Agreements to Purchase What's the difference?

Hello DGfamily, I am in the process of signing a deal.
But which of the forms do I use on this website there are two that to me, mean the same? What's the difference between the Purchase & Sale Agrmnt and the
Agreement to Purchase? I will be assigning it as well,

OK I FOUND A DEAL NOW WHAT?

I found a deal from a bank and i have a buyer but how do i do this because the bank will not let me assign the deal? Also i don't want my buyer to go around me and purchase the house from beneath me? Also how do i do it without any of my own money?

ok so let me know if I got this right. the seller and i sign the agreement to purchase then the buyer and i sign the assignment of contractthen i sent both to the title comp. Is this right or am i missing something.

Where and how to start..

Hi all,
Hope everyone is have great fun with real estate investments. I am a property investor from London. my business partner and I came across Dean's system and was very exited to take our business to the next level in America. We have a nice property portfolio in UK. But the stuff that Dean is talking is totally different to what we do in UK.
I would like to know how could we start doing these stuff from London.
