I have never dealt with a HUD home. I found a home with REMAX not far from me. It says along with Realtor sign to go to hudhomestore.com.
Finally was able to bring up the house and there is nothing said, other than the case # and address. I plan to call REMAX in the morning.
But when I go to their lists of homes, and the when the bidding starts, it says only those owner occupants, non profits and gov't agencies are eligible to bid. And the Asset Manager can remove the home from the market.
So does this mean I can't bid on it and flip it. Sounds like I can't. We can't assign also?
But this house I found is really a nice little place and perfect location and yard. If I could afford it, I would purchase and hold or live in it. But can we rent them out?

#15 A wholesaler did his homework and realized that I had bought and rehabbed a house in the neigborhood that had a house under contract. He emailed me asking if I'd like to buy it at 65k, after looking at it I offered him 60,500 and he accepted.
#16 A lady contacted me from a vinyl sign I had on the back of my car window regarding a vacant house she owned. None of my buyers liked it so I contacted another wholesaler in the area and we agreed to split th profit 50/50. He had a buyer the next morning. It just closed today for a total profit of 7000.

October 21st, 2011 | posted by jamesclaytonI looked up a woman's name in the county records becuase she is in preforclosure. The records show that she received a mortgage back in '05 for 202k, one year later there is a mortgage release, stisfaction document of the same amount. How can she be behind in payments if it's paid off? What am I missing here?

Lead Paint
October 21st, 2011 | posted by TRSDHow are you dealing with the issue of lead paint in houses built before 1978? I was speaking to a hard money lender today and he wouldn't loan on a property built before 1978 unless there was a lead paint risk assessment or inspection done.

October 19th, 2011 | posted by kittylover500I have found a shadow property in my NJ neighborhood and I need a short sale expert to help me get the bank to accept an offer and then for us to split the profit after assigning to my buyers or their buyers. Let me know if you know someone who is good with getting the bank to accept low ball offers and will be able to get them to assign to end buyer. Depending on the offer the bank accepts, there could be potential for a lot of profit, my best guesstimate is $50,000 or more.
