So tell me - what did I do wrong?

Hi there - I posted the below deal Saturday morning. The response was no where near what I thought it would be. I only received one PM.

I am therefore assuming there was something wrong in my message. I would sincerely appreciate as much input as possible on what I posted so that I may have better success with the other deals I have ready to announce.

ARV: $250k
Rehab costs: $30k
Purchase Price: $113,000
Assignment Fee: $6500
Quick Profit: $100,500

Contacting Cash Buyers

I just got a list of a few properties that were bought in cash by someone very helpful who found me through this website. I would like to get in contact with the cash buyers by writing them a letter, but I was wondering if someone would be kind enough to explain or guide me on how I should introduce myself. Should I mention to them that I, myself am a real estate investors? I don't know what to say, I don't want to turn them off and not work with me. Someone help, please. Thank you in advance!!

Shadow Inventory ... A Secret Goldmine For Wholesalers!

If your community is like mine there are vacant properties on every street. Some have for sale signs posted in the yard, some are abandoned but did you know many may be shadow Inventory?

Even Gary & Jill get discouraged ...

Despite doing about 60 deals mainly using fix & flip strategy we have been discouraged the past 2 months. After selling our last rehab we started making
offers right away, but with no luck ... we put in 37 cash offers & were either flat out rejected, or just couldn't come together with the sellers(most properties were REOs)regarding the sales price.

Frustrated! Question? Offer same as purchase agreement??

When you put in just a offer on a home, is that the same as a signed purchased agreement? My realtor has submitted a offer for us and he said the offer is legaly binding and the same thing as a purchase agreement and cannot be backed out of legaly if we needed to. Mind u no deposit has been made either. Im arguing with him can somebody anybody help????

Auction Off Reo's

My question is if you have a contract down on a REO but havent closed yet can you hold a auction at the home and try to sell it that way???

What Investors (buyers) look for??

when an investor buys a property does he base the houses value on what it will sell for fast after repaired? or what the bank will appraise it for (loan them on it)after repaired? considering they will traditionally hold the place i figure they are more interested in the value in the banks eyes number. were I live the 2 numbers can be very different. and without telling me just offer half of list how are you guys coming up with home values?
I use Deans Total View and Homes.com and average all the numbers
