I talk to small banks locally and have communicated with one that offers 5% DP for in house loan Down Payment Minimum with 6-7% Interest rate for 30 Years. I would make sure that at a minimum the property would have 35% ROI after, Mortgage, Taxes, Insurance, Management fee, Vacancy, Unique property costs, and $25 monthly maintenance reserves per unit had been accounted for.
$50,000 would go towards true money Reserves in the form of Silver.
I would invest with Dean himself. Matt L. Randy428. Indiana Joe. I would also use the education I have received from the academy to invest in more fixers in Indiana.

Or, you could invest in rehabs and fix and fli, or buy and hold and rent them out. I wish I was in your predicament.
I'd do some quick rehab's, make a couple bucks. Then get some rentals unde your belt with as little down as possible and turn that 200k into 1 million!

I am direct to the VP of a $100 million dollar open-ended debt and equity fund which actively writes checks to fund businesses with an EBITDA of at least $1 million a year. We fund also have access to up to $500,000,000 for the purchase of distressed real estate, specially commercial $7,500,000 and up.
I don't mean that too seriously, but if you have 200k at your disposal you should have a pretty easy time getting a loc from a bank. Use their money and keep creating more. Use your cash as collatoral. OPM all the way!

I just learned of an amazing tool! If I had 200K RIGHT NOW, I would take that money and get me some 144a bonds listed on Euro Clear. You can get $1B (BILLION) in 144a bonds for that money, which you can use as collateral to purchase very large projects, bulk REO tapes, hotels, apartment buildings, YOU NAME it, so long as its profitable, you can expand your wealth. If you use them as collateral, by 10 years the bonds mature and pay off the investment you placed them in and you own it outright, so long as you always made your loan payments on the investment loan. If you analyze your investments thoroughly and do your due diligence, this will make you a multi millionaire. You can also sell the bonds and put a note against them, or sell your project off, take the proceeds and then reuse the bonds as collateral. They are all backed by A grade or better insurance companies, so if you don't make your payments, your investor or bank gets paid their money, so YOU get better terms on your loans.
I have a contact who can explain it all to you and set it up for you. THIS is one of the ways the Donald and so many other multi millionaires do it! PM me for a contact who does this; now I haven't used them because I don't have $200K, but they will certainly get you the information you need.
I would buy some of these short sales or foreclosures. Check the areas do your due diligance and you would have a great investment.
