Need Answer Soon!!

I know that journals are sometimes passed by on the forums due to their length, but I need a question answered. I posted it in my journal.. Shirley's REI Journal.. number 72-75. A homeowner wants me to find a buyer for a l/o for him, but he is also going to use a real estate agent. Do I need to get a bird dog agreement signed... how can this work.. please read the details on this in my journal if you don't mind and advise what I need to do. Anybody?

So i have been in contact with about 5 Agents/Realtors since last week. I first called the main offices & let them know i wanted buy/fix/sell propertys that i could profit 20k-30k. Things are coming along so far, im not sure if he's my ROCKSTAR AGENT, but he will do for now. Next step is to ask him wat area's & wat price range are selling the most along with CASH BUYERS from the last 90 days. Wat do you guys/gals think? Today i got back the following e-mail:

I felt to ask to question for all the vets and newbies. It is so easy to fall back into the rat race.

To get comfortable, to try one of Dean's techniques and just give up. To open one his books, read half-way through it and throw to the side like I did almost a year ago.

So I ask, what keeps you coming back for more? What is your reason to pick up the phone and make another call?
To send out those mailings? To post those ads? To continue looking for buyers?

One of my biggest motivations/inspirations are the people who I have been able to associate myself with. A wonderful group of people who teach, inspire, motivate and hold me accountable. I'm truly blessed and grateful for each and every one of them.

Making Offers

Can anybody tell me how to make multiple offers,do you inspect the properties first,do you have your realtor do it for you.For the 25-1 system,if you used comps for each one,that would be alot of time for the realtor to do.Please tell me how.

My first bandit signs :)

Hello all! Whewww, I just put up my first bandit signs!!!! It was exhilarating!

I went and bought wire stakes for my signs today, took my black Lab Reenie with me in the truck and placed the signs in busy intersections.

In a way, it was long overdue because 3 weeks ago the wife and I had assisted a "Boots on the Ground" seminar in Kansas City with none other than the man...Jeff Jensen. So, Jeff thanks bud for the extra fire. We are very grateful. I will keep on posting in this journal...hopefully I will post on my first deal! Peace out ya'll!

Contract

If I get a great deal (what I thought)under contract,and in the contract it has the inspection period,and the purchase price what we agreed on,once the inspection is done and it isnt what it appeared to be,can I either tear up the contract,or lower the price,can that be done?

Is it possible for us new memebers to post video journaks

I want to start a journal again as I try and start out again. But ... I thought why not try a video journal like Dean does. Afterall, we shuld try and imitate the master just as he does it.I await the communities answer... but I will probably try again in the ordinary manner.

8 Potential Properties

Good morning everyone. My agent sent me a list of 8 potential properties that we can sell. My agent sent me a list of 276 cash solds here in my county in the past 90 days. I am still researching the properties for owner names to get those cash buyers. I am not understanding this part of the assignment in Dean's 30 Days. Is it here in this part that I start multi-tasking? Do I start getting buyers for these properties now while I do more of cash buyers research?

Any help or suggestions would be greatly appreciated.

Well, a little late getting started, so a little backtracking is in order.
It started with my attendance at one of Dean's phenomenal Live Events that was held on February 16 in Greenville,SC. I was devastated when they informed us that there was so much more being offered that would catapult our new REI career, but at a price that I could, in no way, afford! I probably would've considered selling my soul to the devil at that point to be able to attend that 3-day workshop and be privy to all of the "nuggets" offered to the attendees! Heck, I probably still would!!

We have finished "30 days to RE Cash" and are excited to get deals rolling. Our goal is to get out of our jobs within in two months so that we can do REI full-time.
