We have finished "30 days to RE Cash" and are excited to get deals rolling. Our goal is to get out of our jobs within in two months so that we can do REI full-time. We love everything Dean talked about in his book and the fact that this community establishes a support system. This is it. We are committed and want to make $$$ and help others along the way.
This week has been busy. We are compressing each step discussed in the book at the rate of 1 phase a day ( only a week left of maternity leave and then it's back to the grindstone) 
. So far, we have bandit signs, business cards, and corporate papers on the way. Bandit signs are going up this weekend. Already joined an REI group in our area. Google voice is set up. Agents are lined up (just doing final vetting). Building our buyers list today. Already got about 200K of cash (not our own money) lined up and ready for flipping. Our strategy is to do both wholesaling (So we can get out of our present jobs) and flipping to get us to the point of buying and holding for residual income.
Goal for 2012 is to do at least 2 deals a month.
We are here to learn and network with everyone in the DG family and also give back where/whenever we can.

Thanks for getting started and beginning a journal at the same time. I think it is AWESOME that you've got the 200K of OPM already lined up. That is a great place to start. Secondly, you are correct, this is a great group to network with. I think you will see a lot more activity here in the coming days. I have an old journal but now that my sister is joining me in the business, I may start a new one that we both have access to and can contribute to.

Hi Everyone,
Have been so busy getting things rolling, haven't had time to update the journal. So here is where we are so far:
-Found an awesome agent
-Found an investor friendly title/escrow agent
-Put out ~40 bandit signs - Awesome response from the signs; made a lot of good connections
-Added 2 decent buyers to our buyers list.
-Submitted four offers today and preparing seven more when I am done with this post.
*Now for the good part....*
I’ve just been informed about a bulk portfolio needing to be sold (50+ properties). Majority of properties have tenants in place and are cash positive. These properties need to be moved quickly and will go for less than FMV. I am in the process of working out the details with the third party. When things line up, I will need some serious buyers wanting cash flow positive properties with good equity.
I will post up more info as soon as I have it.
