Another $3000 Assignment Fee! 25-1 Strategy

The property was listed at 60k.I offered 35k and they accepted right away.It was a 2/1 1 car garage,with potential to put 3rd in basement,which my investor is doing.The repairs are 30k,and the ARV is 110k.It's good to have a good,patient,understanding realtor that is looking out for your best intrest.I think all Investors and wholesalers should have a great realtor.I wholesaled it to my Investor for 38K.The closing was today at 10am.

Hey All,
I was asked recently about ghost ads that I use and figured I also share this amazing ghost ad thanks to Carol Stinson's post a while back. It's somewhere around here on the site, not sure where.
I have to give her all the credit, I've just been using it every week in my market and seem to get hits on it.

I'm glad I started the clss. I'm glad I am sticking with my goals. I thank Dean for the Seven Levels. This has me so motivated. I have been telling people in my talking with my neighbors about my busines and today I receved a couple of great leads.

I will accomplish all these goals by the middle of the week.

I work 9 hours a day but I put in at lease 8 hours in my business. It's important I remember the WHY... I stay looking at my WHY and keep going.

I take breaks and then start right back at it again.

I have learned alot now im ready to put what i've learned into actions.

I'm new to the forum so I hope I'm posting this in the right section.

These past few days have been a bit rough. I am new to investing and the DG system. I have be extremely motivated and doing everything that was taught about building a buyers/sellers list. I've posted on craiglist, interviewed a couple agents, contacted banks about REO's etc.

Hello everyone,

I joined this site last year but haven't had the gut to say hi to all DGers. I watched Dean's videos every week and saw things happens here to people that are willing to take actions, and wishing it was me. Then one of the coaches told me that things won't happen if I don't take actions. Simple is that. So I told myself that I have had enough, that I will hang on until I succeed.

So I took action: called the advisory line more often (all the coaches are so nice, they wouldn't mind me bugging them), got a few buyers on my list, talked to a realtor, and analyzing deals. Just waiting to put out some offers and hopefully my first deal will happen soon Smiling.

Week One

This is it, our first week as active real estate investors. We, my husband Bill and I, attended Boots on the Ground led by Joe and Stacey Jurek. They were inspirational not only because of the information they provided and the golden nuggets, but because they are from Chicago and Indiana, just like us. If someone local can do it, we can do it, too.

We are using Dean's book 30 Days to Real Estate Cash as our blueprint. All of the info we have gotten is a bit overwhelming and this book tells you what to do each week. Very clear and straightforward. We beef it up/ supplement it with what we learned with Joe and of course all the info we get here at DG.com.

leap of faith!!!

Hi everyone,

My wife and i just attended the seminar on buying foreclosed homes and loved every second of it. we signed up for the 3 day workshop even though money is extremely tight right now we both feel like this is our opportunity to do something great with our lives. my question is, has anyone here gone to this workshop, and is it worth it? Its a lot of money for us to be giving up right now and we are both very scared, but we also feel like this can be good for us. We are taking action and trying to make it happen, we cant wait to get started... thank you all for all the help it good to know that even though times are tough right know everyone here is kind enough to help.

Here we go into the AWESOME World of REI

We completed our Boots On The Ground recently and tonight we are off to our first Treasure Coast REI Association meeting. Can't wait! Watch for the follow-up.

DAY 1

Hi DGF, so today i called about 10 remax offices, and got 2 solid agents to work with me. One already sent a a decent list of 40 properties in the 1st 30min.
My question is, "How do i evaluate this list?"
I can not help to believe that there is at least one good deal in here!! =D

I specifically want to follow Dean's 30 Days to Real Estate Profit book.
But The agent sent me a list with a lot of Subject To/Lease Option & REO Owned. and some Standard Sales. Even though she didn't send me exactly what i wanted (which was AS IS, VACANT, and PRICE REDUCTION), she did deliver extremely fast. and at the same time, i do not even know how to evaluate if the house is AS IS, VACANT, or PRICE REDUCED or not.
