I had a virtual assistant send me a private message asking if he could work for me. He has a strange name so he might be out of the Country, I told him I wanted him to research public records for Tax delinquents, probates, and evictions. I wud pay him 10% of profits from any deals he found me. He then wanted to know how to get access to this info. I told him it's all free public records and it was up to him to figure out how to do it, because I didn't know.
He was concerned and said he wanted to make 2-3 hundred dollars a month. I explained my smaller deals pay $2,500 and it goes up to $15,000 and I was actually working on a deal that was paying out $28,000.
Wouldn't it be a kick in the butt to have this guy produce results?
What if I found multiple people to do this?

Haha, unmotivated, maybe that's it, and maybe there's more to it. In my case, (going deep here) I never felt worthy and along with a good chunk of low self esteem I didn't know I could do anything like it. Thinking I could be a Real estate investor and buy and sell houses was really far fetched.

I got two reponse.
The first seller is not motivated, I was suppose to go look at the house this weekend, but now the seller has postponed to next week.
The reason for me to go there in spite of non motivated seller, is I want see the property, see what repairs it needs and then determine the repair cost. This is like self educating and also to gain more experience.

I sent addresses by email to my Title Company and soon had the names and mailing addresses of the owners. I immediately sent out yellow letters.
One of my calls was from a lady named Martha, and she said she was indeed willing to sell her house. She tells me the roof had collapsed and she had been forced to move into a nearby apartment. Richard went back and took some exterior photos. The exterior was really bad, front porch was rotted, the exterior wood siding had holes in it and all the paint was peeling.

February 20th, 2016 | posted by Rando1My bird dog Richard and I did a total of a half dozen deals. Then he went out on his own and flipped a small complex and made $11,000 I was furnishing him with knowledge and even my contracts, advice and encouragement.
But now he's back doing General Contracting since work is picking up. Of course he's struggling with his bills and dealing with customers etc..
I like to send him photos of my checks on every deal and try to get him on a more profitable path. But he seems stuck in that hand to mouth week to week grind. He always seemed to have a bad attitude.
What happend to Sully, is he still around?

February 7th, 2016 | posted by Rando1I tell my finders to find me ugly houses and they don't disappoint. This one has no doors, all windows are broke, & the front porch is sagging and leaning, & it has a bad roof and those are the good points.
My finder Bob tells me this house comes with a sad story, but then, a lot of the ones I flip do.
I've had several elderly ladies start crying when they were telling me the story on their vacant boarded up houses.
This house is so ugly, and that is what makes it beautiful.
Got it cheap and gona sell it cheap with a healthy cha ching in the middle.
This house is 1800 SF & sits on a 1/4 acre and will retail for 150K after rehab, & it's in a rural town of Porterville Ca.

I got a Free House that pays $1200 in rents, But do I really want it?
February 3rd, 2016 | posted by Rando1Damn, I got this house I can't sell, it's not a bad deal, just not a great one.
It's a 3/2 1400 SF in a working class area & built in the mid 50s & never upgraded. My buyer Matt said it was too small, bathrooms are tiny and it needs too much work. Other buyers said they didn't like it cuz it was on a busy road and didn't like the area.
I got the price down to what the seller owes about $93,400 It's probably only worth 140-150K after repairs, problem is, it needs 30-40K in rehab. The one great thing is, it has long term renters paying $1,200 a month in rents.
The seller is willing to give it to me and walk away, they live in Chicago about 2,000 miles away and they expressed it was difficult to manage.
Hand Written Post Card System on yur Computer
January 30th, 2016 | posted by Rando1I purchased this Post Card system that uses a hand writing font that you can crank out on your printer.
The originator is a guy from Florida that's been flipping houses and using direct mail for 10 years.
It's so cool, he shows how to import the addresses and names from your excel lists using MS Word and mail merge, it sounds complicated but I got it figured out, (I had to go thru the lessons a few times)
But you just hit print and it will crank out as little or as many as you want.
Just his tip on getting cheap blank post cards alone has saved me a ton of money, I was buying the perforated ones and they are expensive and look like crapola. Now I Buy 90 Lb card stock for 6 buks a ream on Amazon and then I have my office store cut them in quarters for a few buks.
