My bird dog Patrice is a single Mom, she has been driving neighborhood for over a month now and has found several hundred addresses. She confided in me that her family was giving her grief and telling her she was doing all this work for nothing and this guy was going to rip her off.
I will have her fan out the money while I snap a photo to add to my collection of other bird dogs that have also received 2 Grand.

And we also got a half dozen deals in escrow ready to close any minute. He just purchased another one of my junkers this morning. He wears shorts and flip flops.
Anyways, His buyers are big dog investors from Los Angeles. He tells me these guys want this huge block of condo's and they have already purchased over half of them and are Gung Ho on the rest. He then tells me he flipped 17 of them in the last week.
He asks me if I want to get in on the action and it means a 5K assignment fee on each unit. He tells me these investors will buy every remaining unit.
I replied in my low key but enthusiastic response, Heck yea.

My favorite buyer/Realtor/Broker has made me over 100,000 in the last year and a half. He buys my crap houses that nobody else wants, and he never even tries to negotiate a lower price from me. I currently have a half dozen deals in escrow with him that will put some serious Cha Ching in my wallet.
Well, a few days ago he calls me and asks if I want to make an easy 10 Grand, I said yea, what’s up? He tells me he has a multiunit deal going that fell out of escrow and went past the closing date.

I got this pre-foreclosure house in the town of Madera last month and when I was showing it to potential renters there was an old lady next door that tells me she had lived there for 40 years. She said she wud like to rent it.
Then her son comes out and starts yelling and telling my renter applicants that I'm a scammer and the cops were on the way and also code enforcement, he then came over and was filming me and my vehicle. The guy was about 40+ years old and telling me he used to work in law enforcement and acting like a real dipwad.
I was a little worried cuz I had turned the water on illegally to flush the toilets and do some cleaning.

May 16th, 2016 | posted by Rando1I have a girl in Salisbury Maryland I'm helping, Her name is Shauntee Murphy, she found a junk property from another wholesaler, he got it for 6K and added his 6K on it, we then added our 12K on it and are running ads in the nearby cities, we got our first call tonight, sounds like a serious cash buyer. He's asking lots of questions and wants to see the house. Wudnt that be a kick in the ass if I cud pull this off from 2,500 miles away? And we all make 6K each...
The house is really trashed, bad roof, rain came in and ceilings collapsed. We are asking 26K and the after repair value is about 120K
I'm also helping a girl in New York, maybe these girls can get each other motivated to find more.

Mothers day suprise
May 8th, 2016 | posted by Rando1For Mothers day I purchased my 85 yr old Mom a new gas stove. Her old one was electric and it sucked big time, and then it started malfunctioning.
I didn't realize how difficult it wud be to run gas 30' from the meter, only because it had to go under the house and ther is only 16 inches of space. I shuda hired a plumber, but I got under there and joined different lengths of pipe and had to make a 90 degree turn, besides the cramped space it was freaking dirty, I even got dirt in my ears somehow.
I figured it wud take a few days but my brother Mike and I completed it in about 4 1/2 hours and that includes making another trip to get a few more pipe fittings and such.
Then I cleaned up the mess and whipped up a great skillet of beef tri tip and stir fry. Man it was delicious.

She owns it free and clear and is tired of the place cuz everything is in such bad condition including the roof. House was built in the early 40's and actually moved to its present location where Maria has been living since 1970 with her kids and now grand kids.
I asked Maria if she had a price in mind, she tells me she's thinking of $40,000
I know the area and I know I can flip this house for a lot more so I immediately set an appointment to get the contract signed.

My buddy Rich and I had a deal going in Corcoran California. This deal came from a post card campaign we went together on. We had the deal wrapped up last summer for 65K I believe and then sellers told us they decided to keep it as a rental.
Then about a month ago the sellers contacted me that their renters had just moved out and they were now ready to sell and wanted to know if I was still interested in buying. Rich went back over to check out the property and the sellers had upgraded with carpet and Lino, unfortunately over gorgeous hard wood flooring, and the kitchen was still the original dating back 60 years or so.
We got the house this time on contract for 75K. It was a great looking house so I decided to market it at $86,500
