How do I keep my agent from my end buyer?

I just found an agent that is willing to work with me.How am I to keep my agent from meeting my end buyer when dealing with MLS listings?

Proo0f of Funds Letter

I have a real estate agent on Long Island , N.Y. that is asking me for a proof of funds letter. How do I get around this obstacle, I don't have a job and my account is not good.
I sent out letters to agents and this one replied, I don't want to blow this opportunity.

Making Thousands off of a burned up Junk House

Can you imagine making thousands off of a junk burned out house? I got this burned out dwelling for $17,000 None of my regular cash buyers wants it. The after repair value cud be about 90-120K and it will take at least 40K to rehab it.

I just put it on Craig's List for $25,000 an hour ago an already got an offer for $20,000

I cud flip it for a quick 3K but I'll wait for a better offer.

Seller was in the house when it caught fire and escaped with his life, he said Red cross put him up in a hotel and bought him clothes and food too.

Maybe I should just take the quick 3K and be happy to get it.

2016 Year of the Bandit!!!

1. I found a new buyer this year and looking for more and will go back through the ones I have already and check back to see what updates they can give me.

The Typical Real Estate Wanabe Crashes and Burns

My buddy Steve could be the typical Real Estate Wanabe. We started about the same time 3 years ago. I gave him several books to read but for some crazy reason he wouldn't touch them.

At one point he got a list of Probates & sent out letters.

I tried to help him but He wanted to do it on his own. He got some angry call backs from people mourning ther loss. He wasn't expecting that. Also he went out and found a few dozen vacants that I tried to help him with. He eventually got discouraged and gave up. One big problem is his wife is very negative, she always has something bad & negative to say to keep him in place.

I've tried several times to get him back in the game but he just sits at home, now his health is going, he watches TV and drinks.

Re Introduction after a Short Start!

Hello Everyone!!

I bought Dean's Four Weeks to Freedom and went to the event in April but let myself get distracted with a move and getting 'caught up with life' up through fall. However, I'm happy to announce I'm getting back in the game and wanted to reintroduce myself, jump back on the forums and wish everyone Happy Holidays!

Email your old Friends. It could be Profitable.....

My old buddy Richard moved out of State to Oregon over 10 years ago. In the last few years I would occasionally email him and tell him about this Real Estate endeavor I had started. He seemed a little interested and said him and his son had talked about doing it. Months and years would go by and I wouldn't hear from him but I continued to send updates on the big checks I was cashing with photos & details.
I was also sending similar emails to my old bird dogs and actually got a few of them to give it another go that resulted in some successful deals.

It's Always Slow in December

I remember when I was doing Construction, if I didn't hold back some earnings in Oct and November, I would have to sell something to get rent and food money to get me thru December. But, I remember, if I had some weed and a pot of beans on, I was happy.
In the 3 years I've been wholesaling Real Estate it's a similar scenario. But now, I don't have to sell anything cuz I got a nice reserve, it still slows down in December, with less calls, no deals.
The plan is, just to catch up on some books and do some relaxing, It's cold outside.
Has anybody else experienced December slow downs?
Better times are coming....

I Luv this Guy

My buddy Bob and I did our first deal about 3 years ago, it was one of my first deals cuz I had just got started doing Real Estate.

We have done 4 deals this year, closed on a big deal a few months ago that paid out $23,000 that we split with a third finder, That's $7.666.66 Each

We now have a sweet deal closing this Friday that's paying out $12,500 That's $6,250 each

I luv this guy Bob, & we got 2 more were working on that he found.

He finds them and I get them sold.
