House Purchase Using a Credit Card

I have had the opportunity to buy many houses and multi unit buildings through the years. One of my favorite deals involved a duplex in Provo, Utah. The owner was an officer in the Navy. He was being sent overseas for five years and did not want to own long distance.

His asking proce was $55,000. It had a VA assumable for $53,000. The $2000 difference I paid for with a $2000 cash advance on my credit card.

The payment on the mortgage was $518 per month. The rents totaled $1100. I paid off the credit card in four months.

A little creative financing goes a long way.

I had just completed my Boots on the Ground training this past weekend with Indiana-Joe and Adam Leffler (I apologize if the spelling is incorrect). Taking actions is my first step.
Actions: I have contacted 4 cash buyers and they are willing to work with me. Bird Dog/Assigning Contracts; they are willing to negotiate terms on those.
I found a property that is eye-catching a 4/2, listed at $95,000.00. I contacted the Realtor, and hoping that showing will be sometime this week.
Myself and my brothers are working on bandit signs to put up and craigslist ads for investors and motivated sellers have been posted. I appreciate any nuggets that I would get in helping me with my Real Estate Business. and yes, this would be my first deal ever in Real Estate.

Fired up after watching the edge,I got alot out of it but the thing that got me was when Dean said something about the people there that had not made their first deal and they been to five edge events. At first it made me feel better,then I thought to myself,that is sad and that is the way you are heading.
So enough planning its time to do something and get this show on the road.

Jo Ann's Getting Started Journal

Hi Everyone. After the Edge event this past weekend, I finally decided to start my journal. I wasn't able to get there, but I watched online. It was great. I picked up a lot of motivation and even cried a few tears with Carol and Jen's stories. NO WHERE TO GO BUT UP!!!!

Well DG family here I am. I have been an elite member and an irregular poster on the elite and the normal site for about a year now. The difference now is I was just laid off from my company and I am all in! I have been an emotional wreck this past week. I am ready to get up shake this negative sensation off and start really enjoying my career. (In real estate) I was motivated previously about this journey, but my focus and determination just go magnified by 100X. I honestly think this is a blessing in disguise.

I am reading 30 days to Real Estate Cash and finally understanding how important posting on dg is to my success, holding me accountable and supporting me when I need help.
