owners financing

one of my buyers ask me to find them homes but requested only multi unit homes that have owners financing. i found some homes in his area that do say preferred financing available . does that mean owners financing????..... and how would i profit from deals from this buyers if he only wants homes that are owners financing. do i use the iee assignment contract to make my profit??? please reply asap thank you DG family....

mls or hud homes

im looking to do assignment contracts and a cash buyer on my buyers list ask me that they wanted homes that arent listed with the MLS or are a HUD property. why would someone not want homes that arent listed or are a hud property. what is the differnce between a home on the internet and one that isnt. i dont understand. and also are all homes that are listed on every website are they all on the mls and are hud homes? please reply back asap i would appreciate it thanks....

Its been approximately 2 months since we saw Deans Infomercial where he is driving his car. Neither one of us have ever been huge on infomercials but at 3, or was it 4, in the morning there really isn't a whole lot on the tube so I watched it while my other half happily played a computer game listening to the TV in the back ground.

Well, 2010 is here and I am embarking on my new real estate career in Brevard County FL. I started reading the books in November and joined the Success academy.
I am concentrating on the buy and hold strategy and have already viewed more than 20 properties and made offers on two of them. Thus far my offers have not been successful based on my lack of knowledge on making offers. Each day I learn more and more and find the information useful.

Finally got over the butterflies part and called my first seller today. Asked a list of question straight out of Dean's "Right Now" book. I told her all the facts about being an investor. She likes the ability of a quicker sale than listing with a real estate agent best of all. She cannot sale till May when the school year ends to move to another state. So not transfer schools in the middle of a school year. She agreed to contract to me at that time. I will be doing a "and/or assigns contract" on the deal,turning it over to a motivated buyer.

DG fmaily is there anyone out there that has had success working with mobile homes? I want to include them in my investment portfolio. Would putting a deal together for a mobile home be the same as a residential property?
