WOW.... well I joined the Success Academy just about 7 months ago and had not done a deal yet. Yesterday 09/25/10 I locked up two (2)! LOL. both I will be able to wholesale at 45% & 49% of FMV. Honestly my goal Saturday was straight from Matt in the Edge10...not to focus on the money BUT to just do that 1st deal! I ran several versions of the I Buy Ads. They were released on Thursday. Friday these properties are driven to my by my ads (DONE FOR YOU MARKETING - SFL). So pulled comps TotalView, etc. ran #'s and called both when I got off work Friday afternoon. Set a time to site properties and let them know I'd be bringing my contractor to est. repairs. Swiped a gold nugget from Carol S. and took PA with me so I could lock it up then and there.

I have a buyer for one of these homes and this could be my 1st deal so I need all the help I could get, her credit is not good and she first is looking to lease with the option to own.

3. Join many networking sites
4. SPEND THE MONEY! - on marketing, rehabing etc. dont be cheap
5.Be a hands on manager! If your not focussed, your makin a mistake

September 21st, 2010 | posted by rbj228Nowadays its all about who you know, not what you know. If you want to make millions in real estate, you need to network! That is why I joined this site. Since joining sites like this and **** i have been able to buy and hold 2 properties in the NY/NJ area, both retail properties. And have made a good success with it. My properties yeild an excellent return and due to the economic crisis I was able to get in at a cheap price. But by networking on some of these great sites, your able to get advice, network, and find tenants/sellers/buyers. So get out there..no wait, dont get out there. Stay home on your computer and network!!! THEN get out there!

will make 2 Offers made tomorrow. Plan to make 4 more this week. Talked with neighbor about abandoned property. Will get address tomorrow to see if they will sell.
Build Buyers List - No current buyers - will have 3 Buyers on List by Wed. Contact friend who may be private lender or cash buyer. Call Rentals on local newspaper.

Unfortunately the owner of this house was a cousin of mine that had greed in his heart and did not want to listen to much of what I had to say. He got about 40k when he could have sold the house for a good 350k more... sad but true...
There is so much potential in this back yard... cant wait to start on my first DEAL!
