WOW.... well I joined the Success Academy just about 7 months ago and had not done a deal yet. Yesterday 09/25/10 I locked up two (2)! LOL. both I will be able to wholesale at 45% & 49% of FMV. Honestly my goal Saturday was straight from Matt in the Edge10...not to focus on the money BUT to just do that 1st deal! I ran several versions of the I Buy Ads. They were released on Thursday. Friday these properties are driven to my by my ads (DONE FOR YOU MARKETING - SFL). So pulled comps TotalView, etc. ran #'s and called both when I got off work Friday afternoon. Set a time to site properties and let them know I'd be bringing my contractor to est. repairs. Swiped a gold nugget from Carol S. and took PA with me so I could lock it up then and there.

I have question for member out there that we have pick a bank to help us get house but my husband credit port is low. And question is can I put both our credit port to gether to make our credit higher? what step should I take next.

Hi everyone I am a newbie, and happy to be here question for you all or who ever has had a deal for a doublewide home, a modular home or a manufactured home, is there any money that could be made on those deals? I have a buyer for one of these homes and this could be my 1st deal so I need all the help I could get, her credit is not good and she first is looking to lease with the option to own.

1. Have the money behind you, even if your wholesaling
2. Have a buyers list behind you, even if your NOT wholesaling for when you flip it (a good resource is www.**** its free)
3. Join many networking sites
4. SPEND THE MONEY! - on marketing, rehabing etc. dont be cheap
5.Be a hands on manager! If your not focussed, your makin a mistake

I'm on my way to see another Realtor ,I feel bad because i haven't been on here for a while and i have a lot to say but i will take my time and type it on word doc and copy paste here. its been crazy with this economy because i live with my family and i try to provide as much education to my parents as i can but at the same time were facing foreclosure, bankruptcy and my grandmother is sick,and to put a cherry on top im unemployed BUT! im 7 days a week reading meeting different people and receiving knowledge and getting stronger by the day and i feel god has a plan for me and thats why i cant stop now or never! ok guys i will finish my story later and keep my DG family posted.ttyl

Nowadays its all about who you know, not what you know. If you want to make millions in real estate, you need to network! That is why I joined this site. Since joining sites like this and **** i have been able to buy and hold 2 properties in the NY/NJ area, both retail properties. And have made a good success with it. My properties yeild an excellent return and due to the economic crisis I was able to get in at a cheap price. But by networking on some of these great sites, your able to get advice, network, and find tenants/sellers/buyers. So get out there..no wait, dont get out there. Stay home on your computer and network!!! THEN get out there!

Build Buyers List - No current buyers - will have 3 Buyers on List by Wed. Contact friend who may be private lender or cash buyer. Call Rentals on local newspaper.

Any body in the DG family from Hawaii... Im pritty sure there are.

Today I start taking action, building my buyers list by placing ads and flyers... Cant wait to lock something up...

Unfortunately the owner of this house was a cousin of mine that had greed in his heart and did not want to listen to much of what I had to say. He got about 40k when he could have sold the house for a good 350k more... sad but true...
There is so much potential in this back yard... cant wait to start on my first DEAL!
