A Newbie Asked Me for Advice

It's really an ego boost to help beginner investors. But I wonder if my advice was too harsh. Wud you have painted a pretty picture or hit hard with the realty?

The best way to get started is to get started, take action, find houses, look at hundreds and even thousands, talk to sellers and buyers, research prices , drive neighborhoods.

I made so many frikin mistakes, I had several more experienced investors tell me I shud get out of this business. That is exactly what I needed to hear. It made me 100 times more determined.

This is my 3rd year & the first year I've made over 100 Grand, I went thru some dry spells that lasted for 4-5 months, if I had quit, and I thought about it, what wud I have and where wud I be now?

Started reading the 30 days book today and I am determined to play full on and make investing happen. Usually I would read through the book and not do all the actions but this forum post is proving to myself that I am willing to take all of the necessary actions to be successful.

Deals Gone Bad are More Interesting

My buddy Alan who is also my competitor sends me a junk house that he was getting on contract for $12.500
I sent the address and a photo to a few of my buyers and holy crap, they were all over it like a pack of termites on a Douglas Fir Support beam. After a few days Alan still hadn't got the thing wrapped up.
My buyers were slobbering all over themselves and the offers were up to 34K
Finally Alan gets the seller pinned down but says now the price is $16,500 and he sends me the contract. I see who the seller is and that's when I freak, I know this guy. He's a wholesaler, a total flake and a liar and a cheat and that's his good points.
I send my assignment to my favorite buyer for 32K and he Immediately starts escrow. I got the 34K offer soon after.

Finding buyers

From the past 1 week I am trying to find buyers.
I am finding people only who don't need anymore houses,
And investors and builders who need to sell their houses....they are saying they don't need any more houses right now...
First they want to sell the houses they have...
Now how should I find ....

Meeting real estate agent...help please

I have talked to an agent using matt's script and found a real estate agent who is ready to represent me.
Now he is asking me for a meeting...?
What should I say...?
Should I agree. ..if yes....what should I be speaking to him...?

Why Didn't I do that?

My competitor and buddy Alan calls me and says he has a burnt house on contract for 26K

I send it out to my buyers at 30K and looks like one of my buyers wants it.

Then I find out later it was on Craig's List.

I could have found that on my own but I was too busy sleeping in late, playing with the dog and whipping up a killer lunch.
Oh well. I'm still making 2 Grand for doing almost nothing, But I cuda made 4K

I Got 3 deals in escrow, I luv the fall.

Let's make that MONEY.....

attracting agents?

i have been trying to attract real estate agents by sending only mails by following 30 days real estate cash flow.but till now i have not got any agent....
is there any alternative way i can try?
should i try phone call..or any other alternative..

He sold a Condo for Pocket Change

Maybe I shudnt get so excited over these small deals, But hell, I just made 2 Grand today sitting on my butt.

My competitor Alan called me on a condo that he cudnt sell, he tried for weeks. It was a 2/1 & in good condition, just needed paint and carpet. He got it on contract for $22,000 Seller was a bit motivated, he had moved 4 hrs away and was still paying $250 a month HOA fees. I don't think he had the 5 Grand to make repairs and get it ready for tenants. I told Alan I never did a condo b4 but I'll see if my guy wants it for 26K

Well, surprise surprise, my buyer says he'll take it. He never negotiated the price, Maybe I shud of asked for 30K

It took about 2 1/2 weeks, just closed today. This is the 4th or 5th deal Alan and I have done together.
