Well, let's see, where to begin....

I have read three of Dean's books. I was a member of the Insider Elite for four months. I have been taking weekly online classes from Richdad.com for 8 months. For the last 3 months, I have been looking for deals, made a dozen offers, did a few contracts that fell thru, looked at a dozen homes with a realtor, poured thru craigslist for months, and have gotten nowhere. A bit frustrating to say the least.

I have had some very painful personal trials happen in the midst of all this that drag me down and affect my attitude. As much as I hate this saying, it's true: What doesn't kill you, makes you stronger. Hmmm, just call me Hulkette LOL!

I completed the Insider's Financial 3-day workshop yesterday. My fiancée, who was skeptical at first, saw my enthusiasm, recognized that what Dean offers is not a scam, and is now behind me. When I got home last night and called my oldest and best friend to tell him about it, he urged me to cancel immediately. That caused me several hours of lost sleep, but in the end, I decided to go forward with the Advanced Education program.

I am a CPA and a lawyer, but have no significant specialized real estate knowledge. I am extremely excited about the potential opportunity this program makes available and am committed to working at it hard and consistently.

I decided to start my own journal here...about time since I've been on DG.com since 2011! Smiling

I'm going to do wholesaling and these are the things I have done so far:

I've started my buyer's list and I have 5 names on it! I'm really excited about that because I thought I would never get a name.

I met with an REI attorney on Monday and he gave me the Texas contract to use and helped me alot. He is an investor himself and has his own title company.

On Tuesday, I attended an auction and handed my business cards out and got some business cards...this is why I now have some buyers on my list!

Have started talking to fellow investors on this website and getting advice from them...you know who you are...thank you!

Very unique, extremely short sale qt

Looking for help on what has to be an extremely unique deal. Please be patient and help with ideas if you can --> Present Owner bought house in '07 lived there for a couple years. House had/has black mold from plumbing leaks. Also, the full Bsmt foundation has structural cracks leading to more mold. They had industrial hygenists, structural engineers in. The short of it: they tried to fix, couldn't. Sick kids so they moved out & bought another house. Empty house for 3+/- yrs. County agreed with the bad condition & reduced the value to land value only ($30k). Had 1st & 2nd mortgages totaling over $200k. Owners filed & went thru bankruptcy. Orig mortg holder wrote it off & assigned 1st to FreddieMac.

I have kept my yellow letters going out to absentee owners despite only doing 1 deal this winter. I had spent several thousand buks and I was getting a bit discouraged. I decided to spend my down time learning how to sell. I got several great books.

Finally, One lady called and said her mother had passed 11 yrs ago and her brother in law was living in the house and the sister was now in a care facility and she was thinking about selling.

When I went to the house I noticed it was a cute little 2/1 800 SF and in a lower income area but was still really nice with clean streets and mature trees.

Hey Everyone

Hey I'm Eric... I have been educating myself in Real Estate for about 2 years and "ALMOST" had my first rehab & flip deal last September, but unfortunately..., my investor decided to back out of the deal the day before closing...!!
I have numerous years experience in both construction & finance, so I have kind of seen both sides of how it all works, however; I AM limited to electric/plumbing work. I have a very good Realtor with over 25 years experience working with me and helping me find deals, (which in turn will sell it for me as well)...
The ONLY part I am having trouble with is finding the financing/funds to get my first deal going...
And am starting to wonder if "starting in Real Estate with NO MONEY" is really true....???

The Road to 9-5 Freedom/ Entry 1

Hi, I'm Thomas and I'm one of the many RE newbies. I plan to start doing assignments to build funds to purchase properties myself. I'm currently a full-time college student and aiming to pay off my student loans quickly (interest rates are CRAZY) and ultimately be in a position to never need to work a 9-5 and live life to the fullest potential. Here are some of my Pro's and Con's:

Pros
-I live in Detroit, MI (super cheap homes)
-I have 4,000 of my own cash to start with
-I own a car thats worth a bit of money (1965 Chevrolet Impala) that I want to keep but will sell if additional funding is needed
-just got called today for a job interview on tues. 2/26/23 (potential weekly income?)

Lease option homes in Orange County California

Does anyone know of any lease option properties in Orange County, Ca. or any companies that do lease option?
