Hi all, my name is Jeff I'm 23 from the south suburbs of Chicago. My dad and I are currently trying to get focused getting this going. So far we contacted a real estate agent and got a bunch of listings talking on the phone and through email. When we asked for a list of cash buyers though she said the MLS support staff at GNIAR couldn't get that information even for themselves personally. So our question we were hoping to get some input on was should we just look for another agent or what else can we do to try working with the current agent we contacted? Thanks in advance for any help we receive

I have started and stopped more times than I can remember. Why, because I listened to what everyone around me was whispering in my ear. I was not smart enough, I was not young enough, I didn't have enough money, didn't know enough people, wow.... the noise never stops!! This time I have no one to get in my way. Today is day one of the rest of my life. Starting with my goals and will not stop until I at least have most of it down on paper. Reading Dean's 30 Days to Real Estate Cash and determined to stay the course until I make it this time.

April 9th, 2013 | posted by ValiantThis weeks wisdom made me think of the reason why I want to pursue this venture. Dean and his team refer to the 7 reasons why exercise and the overall importance to doing this exercise. It has helped me stay tuned to this venture. However, like Dean, I have ADHD and find it difficult to get engaged at times and often drift from where I want to go. what I find interesting is that I discovered my Need is greater than any WANT and that this will help steer me in the right direction, at the right time.

I got a house for FREE
April 3rd, 2013 | posted by Rando1I found this little 1/1 470 SF vacant shack. It sat on a nice big lot mixed in with some nice older home with big tees lining the street. I talked to the neighbors and found out the back of the house burned and the owners just tore it off and made it smaller.
They told me that the house had been vacant and boarded up for 10 years. At first the sellers wanted 10K and we finally agreed to 5K
A title search showed that taxes hadn't been paid since 1994 and totaled $16,242
I called the sellers back and explained the situation, they agreed to just give it to me and I sent them a quit claim to sign.
I actually found a guy willing to take the house for the back taxes owed and I collected a $500 fee.

Haven't been on for a while,but I still watch Dean every Monday for wisdom.
1st Deal was right after Chirstmas and it was an estate sale 4plex. Under contract for 75k and assigned it over for 80k. Rents in the area are 850. It needed a full rehab at lease 25k a unit.
2nd deal was a duplex that was fully rented and needed no work.Seller was an older gentleman and was looking to get out of the rental business.His realtor had it listed for 6 months and didn't market it right. It was worth 140k AS-IS and I got it under contract for 75k and assigned it over for 80k also.
3rd deal and this is the 2nd most I've ever made on a deal. Estate sale also and the ARV is 180k+. I got it under contract for 80k with back and fourth negotiations.

Can't wait to get things started. Talked to my best friend and she is very supportive. I'm starting with wholesaling and using the steps Dean set out in his book 30 Days to Real Estate Cash.
