Well, let's see, where to begin....
I have read three of Dean's books. I was a member of the Insider Elite for four months. I have been taking weekly online classes from Richdad.com for 8 months. For the last 3 months, I have been looking for deals, made a dozen offers, did a few contracts that fell thru, looked at a dozen homes with a realtor, poured thru craigslist for months, and have gotten nowhere. A bit frustrating to say the least.
I have had some very painful personal trials happen in the midst of all this that drag me down and affect my attitude. As much as I hate this saying, it's true: What doesn't kill you, makes you stronger. Hmmm, just call me Hulkette LOL!
I will NOT give up! I keep hearing it all around me from a variety of different sources-keep at it, don't give up, stay connected... So that's what I'm gonna do!
I am going to switch gears now and work on probate properties. I am going to the county courthouse tomorrow. Gotta do something different, so that's the plan.
I gotta do this for my kids, my grandkids, my friends and myself. There is so much at stake!!!
Any advice or suggestions are highly appreciated!

I have had very poor success with FSBO, so I think it's time to get out of the "insanity" (doing the same thing over and over but expecting different results!) and see what works in my area.
I have been disappointed with the "All Things Probate" group on this website. Anybody wanting to mentor me in this area??? I am going to the county courthouse tomorrow to see what they are willing to teach me.

So I went to the county office yesterday. It is 45 minutes away. At first, the ladies weren't sure how to help me. They didn't know how to help me look up ALL probate properties. They are used to people looking for a specific property, so I was a bit worried at first. Now, I think that's a good thing. It means no one else is doing it haha!!!
They finally figured it out, and I went over one of 15 pages. The one I browsed over was the most recent probates. I didn't write info down on all, and I still came back with 40 of them!!! What a goldmine! And I didn't do all of that one page. Wow! It took me three hours, but I felt good about it.
The one thing the cases didn't list, is if they were vacant land or had houses on them. So, my next job is to look all these up on the county assessors website to see what they hold. I could tell a few had houses for sure on them, going by what was said in the paperwork, but it's OK. I feel I am headed in the right direction.
I have to work night shift for the next three nights, so I won't get to any of that till Monday, but it's all good. Tons of leads! About time!!!

Glad to hear someone thinks probates are a good idea. Have you tried it. Where do I get guidance on probates? The one group I found isn't active (allthingsprobate). Are there any teachings on this site specifically for probate?

Well, I'm back at it. Haven't given up, just got derailed. I was slower at recovery this time than usual.
Just got my first Purchase Agreement signed by an owner. Hoping to close the end of May!
Got a call back from a seller from several months ago! Just posted his property online.
Now I am gonna go after some probates!!!

Just keep working the things you know and don't give up on anything. Some people say pick your niche and I agree, however, you can also dabble in the other areas if you feel frustrated. Picking the one that best suits you and learning as much as you can and keep going as many people that have succeeded on here have told me at first it was slow for them too. Also even though you put out so many offers you will only get a few yeses! Just keep trying and learn more and build your business as you go! Best wishes!!!
