Like I've mentioned before I usually double or triple my profits after expenses on these direct mail campaigns.
But this latest mailing is off the charts. Out of 2,500 post cards sent out I got very few calls. But the calls were of a higher caliber.
The first deal I made $5,000, the second deal was the 18 grand from the double wide mobile home, and now I got a duplex and a house, 3 units on a single lot, the seller wanted 127,500. I sent it out and I got a buyer that wants it for 137,500
Now most normal persons wud have been happy with a 10 Grand assignment fee. But oh no, not me.

I know a guy that thinks like that, I helped him do a few deals, but I can't be around him, his negative attitude brings me down.
You can hear it in his voice, you can see it in his facial expressions and posture and the way he walks.
I continue to do deals and he's back doing construction. Last year he asked me for a 10K loan in a txt, I try to motivate him to get back into Real Estate and he says he's too busy right now. Yea, he's too busy earning a living to make any real money.
I'm convinced that attitude is the force that makes or breaks us.

I recruited several bird dogs in Tucson and one girl named Jane has been sending me a ton of distressed properties. Of course I've been sending out post cards to every address. What's great about Jane is she goes into the tax records and gets their names and mailing addresses. I'm about 800 miles west in California.
Well this defies reality, An old timer named David calls says he has a nice house and walked away from it and tells me he owes 3 or $4,000

I am half way through Dean's book "30 days to real estate cash" and getting very motivated to become a real estate investor.
I am from Spain but came to live to Dubai a year ago. So I want to start investing in Dubai.
The challenge I'm finding is that the book is mostly focused on the US so trying to adjust the strategies to Dubai because I believe Dean's strategies will also work in other parts of the world. I have been looking around the forums but so far, haven't found much examples of investors/students outside the US. If anyone knows of any resources that can help me, let me know.

My Bird dog Sent me Addresses that she also Sent to another Wholesaler

I told her OK get back out there and find more and don't share addresses.
I will amend my bird dog agreement to have a confidentiality statement that they have to sign in Blood.
This girl has sent me a ton of addresses, hate to lose that stream of prospects.
If fact she just sent me an address, sits on the outskirts of town, on 7 acres, newer home with huge shop, property was inherited by 2 brothers that look like they have been to drug hell and never came back. They told my bird dog that they sold the Antique cars, farm equipment and furnishings & coin collection, RV, boats, and already spent the large cash left to them. The parents havnt been dead that long.

August 21st, 2016 | posted by Rando1My last direct mail campaign cost me about $1,500 I Sent out 2,500 post cards to absentee owners in a neighboring County.
I got one deal that's paying out $7,000 but I may have to pay closing costs, I never do that but this one deal had tight margins and I still may be able to get the seller to pay half. Those costs are usually about $1,200 & I owe my sister 10% for doing the post cards.
Then last week I got another call from that same mailing on a Double wide Mobile home on 1/4 acre lot. It's an older Mobile and needs about 5 Grand in some minor repairs and is located about 20 miles out in the country in small farming town.
Seller wanted 40K and I got it on contract and started marketing it. But, nobody wants it at 48K,

Begin advertising on Craig's List for Property Finders. "Local Investors need help finding properties to buy and flip".
I pay $2,000 Cash. Then write up a page on how you and ur investor buddies need their help, and how in the future it cud lead to learning how it's done. I use photos of my finders holding the cash I paid them and photos of checks I've received and etc.
99% of the ones that call will flake out, I use to go and meet them and some will demand it, but holy crap what a waste of time and energy that was.

And for some crazy reason she thought I was legit. I sent her a few books on Wholesaling & I instructed her to run multiple ads on Craig's List stating, "I Buy Houses"
We had numerous email exchanges and soon she gives me this address and some photos of a dilapidated house in Salisbury Maryland. Now get this,,,, I'm over here in Central California.
The numbers looked really good, another Wholesaler had it on contract for $12,000, it was in a nice neighborhood and I estimated the ARV wud be well over 100K.
