$2500 Bird Dog fee

Just wrapped up another deal in one of my favorite little towns in California. Maricopa is the city specifically and the property was put under contract by my business partner. He set his price at $32,500 and I located a buyer and marked the property up an additional $2500 and we closed 10 days later.

One way to do deals is not to really have the property or the contract. You just need to know someone who has them both and supply the buyer with cash and still get paid.

Deal #17 Closed- $3,600 Assignment fee!

I wanted to post my recent deal, which is my 17th deal to date. This was a referral given to me by another wholesaler. He had some marketing up in my area for a few months but then decided to move to another county, so when he got this lead he contacted me with the sellers info.

bird dog deal 5k

well folks I got a deal from an agent i know who had a short sale falling out of escrow but the buyer would have to move fast n no assigning contract, so, I just called one of my fast buyers & bird dogged it to him for 5k.

Wont get paid until hopefully it closes(seller has not signed agreement yet:) would close 12/10 i believe.

wanted folks to know I have been taking action I did just lose out on 3 deals where I could have made 35k n it was my fault for not moving quickly enough n asking for disclosures n then filling out the purchase agreements(i was dealing with fear of filling them out properly)

My Daughters First Deal!!!

This is so exciting! Through me, my daughter has used Dean's training and gotten her first wholesale deal!! She is only 20 years old. She now knows and has the tools to have financial freedom and free time to do what she wants when she wants!! Man, I wish I had that knowledge when I was 20.

She is changing her major from studying to be a Radiologist to Business and Marketing. Wow, that will save Dad some money!! Plus, she will make more money anyway!!

She got her 2nd property under contact today. The LLC transfer fee was $7500 on her first deal, looks to be the same on the latest deal, we already have a buyer lined up for #2.

That's $15k in less than a month = $180,000 a year.
Now I just have to get my other 3 kids on board and we will have an awesome family business.

2 deals in 1... Closing Dilemma

Hello All. I've been a member for a while now but never had a reason to post because I always found an answer by using the search function. I have a seller with 2 properties and a buyers thats interested in buying. The thing is He wants to use a tittle company of his choosing but that won't work for me because I want to double close because the spread is much larger and I don't want neither parties knowing how much I'm making.

i am just learning how this site works so please bare with me.i'm just so excited that i needed to share with like minded individuals.i have located a seller after seeing a house vacant and here are the numbers and details. the house is a 6br/2ba 2 story 2700sq ft.

10K from a bandit sign again!

This deal came through a bandit sign back in June. My partner and I ended up buying the deal at $151,500 (including closing costs) and were going to rehab it. However it needed about $78,000 in repairs. We're looking to wholesale in another market and want to dominate the Denver market so marketing money seems better now.

We ended up having a friend list the property and got an all cash offer, no inspection, close within two weeks for $230,500.00 $500.00 above asking price! lol ARV was $380,000.00 would of been more if it wasn't on a busy street.

So some people are posting asking if Dean is still here inquiring about dead prdoucts from long ago & still stuck in the past.

Well let me tell you that Dean has done so much for us & still does & if he has helped you in any way then post here. As for me I have now done 9 deals have made 20k extra this yr & am going thru the Winning State of Mind and am on video 3 now and am really really blown away about how amazing his teaching is and how right on the money he is with helping me change my mindset.
