Hello All. I've been a member for a while now but never had a reason to post because I always found an answer by using the search function. I have a seller with 2 properties and a buyers thats interested in buying. The thing is He wants to use a tittle company of his choosing but that won't work for me because I want to double close because the spread is much larger and I don't want neither parties knowing how much I'm making.
He want his attorney to review the contract which is fine but I'm not familiar with his title company so I don't know if they do double closings or not. So how do I bring it up to the buyer that I want to use my own title company. OR if we do have to use his title company how would I get both contracts to them without him knowing since I'm faxing him the contract. Hope this make since. Any advice appreciated. Thanks.
call his title co/attorney to see if they do double closes, if so then proceed with them. his attorney should not divulge your 1st contract to buy from the seller since that is a stand alone deal & between you and your seller, only the second contract involves your buyer so he will only know about that if you are in a non disclosre state which i think you are-where the buyer & sellers dont know what profit you made.
he wants to use his title co prob bc he wants it to go smoothly is all im sure, hope this helps & congrats on taking action.
