hi just to let you know I have been succesful in obtaining other wholesalers emails/ph #'s & agreement with them for them to send me their deals they cant move n we will split them 50/50 since I have 100 buyers for south cali and i live in san diego.

had a va compile the list from google/craigslist from ads 'we buy houses' etc list of about 75 n from there mass emailed them with offer, have about 12 all over so cal sending me deals now. hevent gotten from a deal from them but have done about half of my 11 deals co wholesale so i do believe in it.

Realtor Contracts??

Hi a realtor asked me to sign an exclusivity agreement. I don't think I should do this. Should I? Is this standard? Any answers will be greatly appreciated.

Time Sensitive Deals, my loss is your gain

Hello everybody!

I've got two projects I'm working on that I can't complete. All of my funds are tied up in another (larger) deal, so I need to find partners or someone who just wants to take them over. Here are the specifics of project #1:

Purchase: $115k
Repairs: $8k
ARV: $165k

I have the inspection, title work is complete, closing is scheduled for next week. Just need a cash buyer to take over the project. I can provide all necessary details, and stay on as a partner if you aren't local and need boots on the ground. I have a great rehab team that can get this project knocked out quickly and correctly. Or, I can assign it to you and walk away. Either way is fine with me.

Protecting my Ass-ets

I'm getting more and more properties and have just signed contracts on two - multiple property packages - keeping some for rentals and flipping others. I've always used one or two LLC's but haven't gone beyond two. I'm looking for some suggestions on how best to structure the business side of this business - not necessarily from the tax side as I'm sure everyone will just say to ask my own accountant. Seriously, is there a REAL need to put EACH property in it's own LLC ? Flip, rehab, wholesale - doesn't matter? Only put each "rental" property into an LLC? Inquiring minds need to know Smiling
It's costly and cumbersome paperwork and takes time to have to open and maintain so many LLC's but is it stupid NOT to do this?
Would love to hear some thoughts from anyone actually doing this.

Half assing it!

I have to be honest & say that I have been half assing it or even quarter assing it Smiling & that is why I only made 25k last yr and nothing this yr yet Sad

but I only have myself to blame no one else, I wonder who else would be willing to admit that Smiling I am on a roll now have 2 under contract and working on other leads etc. but have to keep going each day, and then another day & bam big profits will come.

This is my yr, going to bust out finally I am sick and tired of being mediocre & having lack instead of abundance. How about you?

You need some motivation?! I got something for you! How hard do we really have it? Are we getting ready to go to war? Are we having to prepare to hump in the deserts of Iraq or Afganistan? Do we have a 70 pound pack on our packs? NO, we have it made compared to so many others. Are we just winey that something didn't work out to well? That I can't get a seller to call me back? I can't afford to do letter marketing and don't like door knocking or cold calls because its not my thing? When you watch this I want you to think about what is holding you back and surround yourself like this Captain, with folks in your corner to encourage you and push you. Have an INCREDIBLE weekend!

Whats everyone working on?

Hey everyone, just curious on what everyone is working on and where you are at. We are in the Charlotte NC area and trying to find out next flip and looking for buy and holds. We are rehabbing one rental now and hope to have it ready to rent in the next week or two. This will be our 5th income property, we love the cash flow. The first of the month is always nice, especially when there are no repairs that past month. We have also done well at some small lending in the local area. We turned Michelle's 401k into a self directed IRA when she got layed off and have been able to lend on REI, businesses, and ever a car loan with it. The things you can learn by hanging out with other investors is amazing. So what are you all working on?
