I'm a realtor and when I work with investors I have them sign the agency agreement for the specific property they are looking to buy. In my state we have a non-exclusive buyer's agency agreement. See if your agent has that available in your state. That way you can work with other agents.
As an investor myself, I would never have my investor buyers sign an exclusive agreement with me. There may be houses come on the market that another agent has access to, like a pocket listing, that I don't. I would hate to see my clients miss an opportunity to buy a great deal because I didn't know the house was available.
Legally, we have to have an agency agreement.
I don't worry about my buyers going around me to buy a house that I showed them. They trust me and I trust them. They know I'm an asset to their business, because I know what I'm doing.
Find an agent that is honest and knows investment and he/she will take good care of you.
I agree, you sign an exclusive for that specific property only not a blanket exclusive agreement. That agent also would not sign an exclusive agreement with you for you to be their only client right? so why would you sign one with them, for the offer on that property absolutely.
Which means the agent should get their commission for all the hard work they put in for you if you get that property later without your agent if they didn't accept your initial offer, which is fair.
But don't sweat it, like my friend said above it is standard & true, having a great agent on your team is vital.
