Marketing to Buyers and Sellers

I know the title sounds crazy, but there's been a system out there for a while with a book for $70 or $80, or the entire system for around $300. I've never tried it, but it sounded like a good concept.

Has anyone tried doing this? If so, did it bring you success with either finding deals or cash buyers?

I have been creating my buyers list and have a list of cash sold within the last 90 days. When I cross reference the list with the county tax records for the buyers info, they have not been updated yet. Looks to be about 3 months behind.

Does anyone ran into this problem or have a suggestion on what to do?
