I was born & raised in Central Arizona not far from Casa Grande. I know the area I live in well, like the back of my hand. Smiling

I am a warehouse facilitator during the day. I'm also enrolled at Central Arizona College, going for a Network Administration certificate in Information Technology. In my spare time and during or after regular business hours, I'm a Real Estate Wholesale investor in Florence, AZ. My main focus is creating residential wholesale investment deals in Pinal County. I love to create win-win opportunities, and it's great to network with other like-minded professionals.

You seem to be a expert on forms. I have a lot of individuals contacting me with properties. I have worked in Real Estate for years. However I was making a lot of people rich not knowing i could have been paid a finders fee. I need to know what forms are required if i want to pass the deal onto a investor. Also what percentage is the norm that investors pay for these deals.

Are there any strategies for helping someone that has a home with negative equity and an adjustable rate mortgage? It doesn't seem like you could set these up for a lease option or a wrap around mortgage since their loan payments may jump significantly within 1-2 years and the value is much less than the loan amount, so a new tenant buyer could not refi/purchase.
