Ghost Ad - Finding buyers

Is anyone currently running a ghost ad? If so do you have a script of what you say when someone calls you? And or do you have a script that states what you say in your pre-recored message?

I need some help on what to say and record. Need some real live examples.

Are any of you familiar with the 5-day home selling method that Bill Effros writes about? I'm guessing now is not the best time to try it, but I'm curious if any of you have actually done one successfully. Sounds risky, but do-able in a good market.

How do I find the Buyers??!!

I'm getting closer and closer to doing my first assignment deal... I'm working on getting all the right steps in place. I got the a lawyer drafting the contracts (which I wish would have been posted on the web in order to save $500-$1000), I got some potential properties that I can lock in, I even have a mortgage broker that can get people a loan... the hard part is trying to figure out how to find the buyers (especially if you should get your buyers first before doing anything else)!

As I'm going through the details and steps of what it takes to assign a property I come to one more question which I'm wondering if anyone has any answers to...
Once I lock in a price with a contract with the seller, what happens with their own marketing of their house? Another words, do they stop showing their house via their realtor and/or using their FSBO sign, or do they continue marketing their house the way they were doing it before I came along? Can I now market it via FSBO or another realtor or can I only realistically market it via craigslist, newspaper, investors?

What do you tell the "Buyers"?

If I have locked in a deal with a seller, and I've signed a contract with all of the right clauses, what should I tell buyers when I explain the deal to them? Do I explain the whole situation to them or should I be vague in order not to raise flags... another words, if I tell them that I've secured a house for $180k but I'm willing to assign it to them for $200k will that not come across as "fishy"? If I don't explain the whole situation to them though they'll probably want to know if I'm licensed or if I'm a realtor?

Craigslist Marketers

I notice that in my area there are several investors already advertising for people to help them find leads on ugly houses by providing them information. How will you know if the deal closes? What steps does one take to be assured that once you do the footwork that you are paid your finders fee?

For example, one investor on Craigslist in my area instructs you to send a card with the address of the house, pictures of the house, and mail it to him. If the deal closes you get our finders fee.

I believe one of the most powerful marketing tools for any small real estate investor is Craigslist. It is useful for both attracting deals, finding sellers and finding buyers, and best part is it costs absolutely nothing.
