Marketing to Buyers and Sellers

Hello DG Fam. This is my first post and I'm hoping to receive some help from any who have found themselves in the same predicament, or just have some ideas.
I live in Maryland and it is ILLEGAL to advertise or target specifically anyone going through the foreclosure process. However, I can advertise to " Motivated Sellers". I need help with finding any scripts that may be geared to motivated sellers without implying that I can save them from foreclosure. If there are no scripts available, it would be greatly appreciated.

I Haven't posted in a long time. been little busy
Just want to share with you the importance of having a buyers list and putting up Bandit signs to continue growing that list. Had a deal this week ready to close, My buyer failed to perform the day of closing and walked away. I quickly went out and put some bandit signs and in a few hours I got a call from a buyer. I sent him to the house, He saw it and immediately called me back saying to send him a contract for purchase. I just finishing closing the deal today with him. This was all done in 2 days. Moral of the story is never stop getting more buyers. Hope everyone is killing it in the town.

Can anyone tell me if Trulia heat maps gives the cash buyers or amount of homes sold in a particular area. I don't remember, and seems I recall that it may have these features. Thanks, Tammy

I know there have been information on yellow letter in this forum. I would like to hear from people who have done it.

I am interested in the contents of what you write, what are the results. Do you hand write every letter? The More details, the better and I appreciate it.

I wanted to get peoples opinions/suggestions about putting signage on your car saying "We buy and sell houses, any condition, 555-555-1234". I have a van and was thinking about simple white lettering at the bottom of the window on the back and sides.

Can anyone help me, I'm trying to locate Letters I can send to people in both Pre-Foreclosure and Foreclosure who may be interested in selling their homes before losing it in Foreclosure.

I was wondering if any of you guys have had big success with following Dean's advice in setting up a prerecorded message for sellers? Do you think that would work much better than just speaking with the sellers live when they call your cell ?

Just wanted to see if most of you guys just post your personal cell in your advertising or 800 number and direct it to a prerecorded message.
