Thanks for the encouraging words Carol. I think many of us newbies get frustrated with the fact that we are having difficulty getting that dreaded first deal. But the truth of the matter in some cases is that we are afraid to take action for whatever reason we tell ourselves. I am one of those cases, and I say to heck with all the talking about it. It's time to DO something about it. Thanks for the kick in the butt Carol.

Good morning Carol!

Congratulations on deal #613!!! That's absolutely awesome!! I've visited your website in the past and have been [and still am] inspired by your story and your faith. I especially appreciate the part about how you changed your life in 30 days with Dean's "How to be a Real Estate Millionaire" and your last $30.00. I however am still pressing towards deal #1. To be honest, I began Dean's Success Academy back in 2010 but approached the course with a "learn then do" approach (my mistake, my fault, no excuses, lol) whereas I should have been "doing while learning". I started an LLC (Argence LLC)in 2011 (a really good year for me btw) and began searching for realtors and deals with VERY limited success. I'm putting out bandit signs, walking neighborhoods (you never know how nice some areas of your own neighborhood are until you start walking them) and trying to build my buyers' list. Here in the Suitland/ District Heights, Md area I am finding a plethora of vacant properties but am having the most difficult time finding their owners and realtors to help me take advantage of the opprotunites. Am I missing something here? My desire is to build a business with a reputation for integrity, fairness and beneficence. What are your thoughts (ethical and technical)on using "ghost ads" to build a buyers' list? And what other ways would you recommend to effectively build my buyers' list? I hate to admit that I'm starting to feel a bit discouraged about what I'm doing while I'm yet still VERY excited about the prospect of success and all the good I'll be able to do for myself as well as the people I care about. Anyway, congratulations heartily on your continued success and thank you for your time!

Pushing Through the fear is the most challenging. Dean gives us all the tools we need, we just have to Act on them. I'm taking the steps, but fear & doubt still creeps up.

I know if I want to make a financial change in my life. I have to be okay to make deals & mistakes along the way.
To be successful, I have to just do it!

Great job Carol! I am happy for you and your success. You are a beacon of hope to so many people. I can not even begin to imagine how wonderful you must feel. I was thinking of you last night and remembering you talking about a remark that Joe Polish had made - "getting rich slowly is stupid". I was thinking how stupid it is to live broke.
Anyway, I wish nothing but continued success.

I need to hear something like this from time to time especially when I find myself stepping outside my comfort zone again.

I don't know how you get it all done! Really on target about us holding ourselves back. What a terrible habit to acquire! Yet I grasp it greedily with both hands. Little by little I am learning that if I turn loose of that, then I have a hand free to grab something else. Every finger I can pry off of doubting myself allows me to see the other options I have: support of like minded people that are just people like me - our only difference is that they got started; lessons for living life to its width and breadth; and being able to control who and how I want to be today - every day.

I was a member of the insider elite group for 3 months.. I spent my last dollars on those 3 months... Then I realized that I was moving too slow, so I joined the Inner Circle I had a couch and show my new things.. But it seems that I can't do much with out an LLC ...

I'm so frustrated, I was able to find good realtors willing to help me but with out an LLC is too hard for a begging to close a deal .. I don't have the funds for an LLC .. I'm loosing faith, hope, energy ... My situation is getting worst and I'm afraid to loose my house and cars...
It has been almost 5 months since I joined Deans inner circle and the possibilities for me to succeed my first deal seems too be too far from now...

At this point I'm not too exited getting video blogs in my email ... Sry guys I'm trying too be negative.. I'm making a point and I just need some guidance from some one that really has made it...
I'm not quitting, actually after this long message I'm gonna make a research on how to do a double closing with out an LLC.

Thanks for your encouragement Carol. I really needed that. I joined the academy almost 2 months now and still trying to make my first deal. I looked at a property today but my buyer changed his mind abt the area,the property needs alot of work and asking price was a bit high. There was a previous one also that I'm looking at as well but I'm awaiting response from another buyer.
Can't wait to make that first deal. Gonna put out some more bandit signs later this week.

As I read through the comments I was sadened by what many of you were telling yourself

If you keep telling yourself that you will weaken yourself and your abilities to succeed! Telling yourself that will get you believe that it's true and you will become paralysed! You are putting boundaries up and setting limits for your life. LIFE IS LIMITLESS IF YOU BELIEVE IT'S LIMITLESS!

Don't you dare set these boundaries for yourself! Your life is an amazing gift,

Never lose faith as that is your evidence that success exists!

Never lose hope as that is your strength and power that you need to push through! Hope is powerful! Hold on to it and cherish it!

Your losing energy because your spending your time fighting yourself in this!

Your situation is NOT getting worse it's getting better! Your here, your learning and gaining the advanyage over your financial situation. It would be worse if you were not here being proactive and trying to make a change!

Being afraid is a byproduct of being proactive! If you werent going against the grain and stepping out of your comfort zone than you would not be afraid. I'm still new, but my husband and I see the result that proofs Dean's method works! We just have to keep pushing forward, no matter what.
Keep positive attitude and never give up! If you doing it, making progress every day...before you know it..pow! You will close the deal one after another.

I sit here and laugh about how I will feel when I hit that 613 deal. Awesome post here Carol and I love how you came back to motivate everyone after seeing some negative posts. We are not where we need to be but we are getting there. Still looking for the first wholesale deal, have done a couple rehabs, a new build, have a rental, and have loaned out some money from the IRA, but want that first wholesale! Its posts like this that make ya just want to kick yourself in the butt and tell yourself to stop fearing, ITS WORKS, just go do it exactly how we are taught here. THANKS Carol!

Hey, this is my advice:

I think that one should never give their last penny if one can't afford it. This is why I haven't spent a penny yet myself. I am very new and learning as well. But from this site, you can learn alot from people that are willing to help. So far, the people that I have spoken to have been very helpful...also, these are the few people so far that I see are actually doing the work. I know that one for a fact has hands on experience. Anywho- reach out to these people and I know they will help you. They are: Kareng, Reinvestor42, and Sandiboots. I pray that this serves you well.

Don't lose the faith if this is the career path of your dreams. If you love working with people and desire to either flip homes or rent..then stick with it. Also, I think that if you do assignments that is something that you can get started with at no cost to you. It's like referrals ya know...you get paid for the referral and I think there's birddogging...I'm not sure if that's the same as assignments..but you know...that's a start. If you find the right person to network with, then you can look for great deals for them...charge them a finders fee (get a contract to make it binding-so that means, research more so that you do it properly and don't lose out on your fee)and make some money this way. This could put money in your pockets until you are able to purchase your own homes or what ever it is you are wanting to do with RE.

I personally am going to begin with assignments and as I learn and network with the people I have become connected with...then I will look into Tax Liens/Deeds so that I can hopefully own the home and rent it out, and see about doing flips, or wholesailing (maybe on that one). I still have much to learn and I know it will be hard..but trust me...the greatest adventure doesn't always come easy. Besides, it's great to learn how to do it right in the beginning..because once you get it...then it will be EASIER along the way! Keep pushing FORWARD!!!!!!! And keep Jehovah first ALWAYS!!!!!!! As long as you keep your priorities in ORDER..everything else will fall in place!

I truly pray that this helps kick your motivation a lil bit more! And I don't think you were being negative...I look at it as you are tired of your situation...as many of us here are...and sometimes we are HUMAN and express FEELINGS...it's ok...because you're not alone in that feeling. We all go through it...it's how we decide to come OUT of it that matters. Remember that!
