Resources to help you take Matt's call to the next level

Carol thank you for providing these links. I love your site too it has some amazing links there as well. Thats how I found out about postlets and vflyer:) Which I use all the time now:)

I also use rentometer and zilpy they are awesome tools:) but make sure you back them up with listed for rent ads for your area so they know you have done your homework:)

For taxes I just google " county name" tax assessor and the site pops up:) or "county name" parcel search this helps too:) I have the links for the states I work in permanently on my computer because I use them all the time.

Another great resource for rehabbers/contractors/plumbers/foundation experts and the like is on service magic. They rate the people they are associated with as well.

If you want to pay there is also angies list:)

Another way to find out what properties are renting for in your area is to search craigslist for rent ads. There are more properties for rent on craigslist than any other rental source including the MLS. Compare properties and do your research. If you have a GREAT Realtor on your team have her pull properties off the MLS as well.

In particular, I'm interested to know if I should be prepared to buy a certain property (to my liking) upfront? Would I need to be able pay for it in full? What are some of the options I could exercise if I elect to "stretch out" the purchase over the course of some time frame?
