Okay I'm going to get down to business. I am currently in Dean's Success Academy and I have read B.A.R.M and Profit Right Now and reading as many posts on here as I possibly can to help me in any situation, but I see profit right now and the academy being my two biggest ASSETS. I have everything I can possibly need in front of me to start everything and be successful.....no doubt!! It's just I do some research here and there and when it comes to making moves/taking action it's just like my brain is in freeze mode and I get stuck!! Nervousness maybe? I don't know. I know what I want to do and where I want to start etc etc but I just have a hard time sifting, sorting and screening my own process its ridiculous I see and read and research all that I can but I just FREEZE at some point and time like right NOW!! Any advice to help this process more smother and easier? I just wanna be able to progress without hesitation or worry about if I miss anything? Like I said any advice and suggestions will be greatly appreciated!

I have this problem......but not as often I keep coming to road blocks and those "uhhh?" moments and just like the original information I posted is pretty much to the point I still can't find a way to sort through everything and actually have a "plan of attack" to make those progressive steps FORWARD and not backwards! I've come to understand in the past few days that one of the most important key operations in REI is knowing your market and knowing how to crunch numbers and make those offers! Because I know if there are no offers I will not make money and progress forward but there's other things such as.......buyer's list, advertising i.e. bandit signs, flyers etc etc, sellers list power team REI clubs just everything and I need a little advice to make it through these parts of the business to have them in place all the while being able to learn the numbers, market, making offers etc.
So pretty much what I'm saying is I want to have my own little system within the system so I can move forward each day and not have to worry about backtracking and having the worry of "Did I forget anything or how to do this and that etc"?
ANY ADVICE will be greatly appreciated because for some reason I just can't seem to get all this priceless info.....in order.

My advice is SLOW DOWN.
Give yourself time to learn and know what you are doing. Be comfortable before you rush out and trip over yourself.
It is all well and good for you guys to be challenging one another and to motivate each other, but don't be reckless.
You asked me why I haven't done a deal yet and that is part of the reason, too. I want to make sure my behind is covered in whatever I do. Yes, you can be too careful, but being in the military you know you MUST be prepared or you can get yourself in trouble.
You are going to do a great job, but don't push yourself to move before you are ready. You can also burn yourself out that way.
When it all comes down to it, what does it really matter who gets the first deal? What matters is that everyone crosses the finish line in one piece.

And it's not so much about who gets the first deal first....lol! That I'm not too much worried about I think that gives a little twist and extra excitement on things but that isn't the reason I'm going in every which way and direction I just can't seem to fall into that routine and have my business in order the way I want to make progress.
Okay I'll give you this picture.
I have the success academy, Dean's books, Think a little different program, DG.com, the DG'ers themselves, then I go into buyers lists, marketing, power team, networking, and market trends, making offers running numbers and everything else in between and I just get caught up in everything and I get to a point where I'm not making progress and just coming to dead ends that lead to headaches and the yell of "well what do I do now!!??" So I just end up getting lost in all this awesome awesome information and like I said before instead of making the path or road to my first deal and the overall success I'm just going in circles trying to get EVERYTHING done and blah blah blah.
I just don't know how to get that daily routine down to where I know what I NEED to do to make the progress I KNOW I SHOULD be making to get to my first deal and It's just giving me one headache after another and honestly I'm sick and tired of it already!!

I am just now getting to the point of making offers. I feel comfortable and confident in myself and the knowledge I have that I can crunch the numbers and come up with a correct offer. It all takes time and focus. The first thing my coach taught me was how to run the numbers and he made me crunch numbers on old MLS listings that had already sold. Even if it wasn't a good deal it still taught me how to run the numbers and now I don't even have to write them down on paper. I can pretty much do it in my head and come up with my offer price. The best investment for figuring numbers is a HP 10bii business calculator. It will save you alot of time and headache.
What I am getting at is, if you do not know how to run the numbers and come up with the correct offer price, everything elso you do will not matter. If you cannot get a good deal then none of your buyers will buy it.
So I say to you Chase and any other NEWBIE out there. Find someone to teach you how to run the REAL numbers (not estimates). Once you have that down, then focus on building our team and buyers list and sellers list and your website and 1-800 number and everything else.
Slow down and learn one thing at a time. Real estate investing is not going anywhere. Take a step back, relax, breathe!
Take one thing, learn it, perfect it, then move on to the next.

Tell that voice inside your head to shut up.
Then train that voice to be nicer to you.
You have "Paralysis by analysis!" Stop reading and start looking for buyers!
Here's a drill:
You will need 4 pieces of paper and a dream!
Write your dream on the top of the first page in big letters. Right under your dream write the words "How Do I" and draw an arrow pointing at your dream. Then under it "brainstorm" a bunch of random things that you think need to be done to accomplish your dream.
Next sheet rewrite what you brainstormed. Put your thoughts into order. Step 1, Step 2 etc.
Next sheet...Write your "Step 1" on the top of the page big, Then Write the words "I can....", then write steps to accomplish this first important step.
You will do this process for every Step you came up with that will need to be done to get you to you dream.
Next TAKE ACTION!
Next sheet, write really big "I said I could ........ and I have done it! Then really large write "CONGRATULATIONS" now move on to Step 2
This really works because it forces your brain to do what you want it to do and you can use this process over and over again throughout life for all of your "dreams". Eventually, you will subconsciously train your brain to do all of this and you might not need the paper.
Make sure you reward yourself as you achieve your goals or you will quit before you even get started.
Most of all, if your inner voice says things to you that you wouldnt say to someone else or speaks to you in a way that you would not allow anyone else to speak to you then you need to learn to train that voice to be nicer. Positivity is the only way to go. Be nicer to yourself and life will be nicer to you!

Thanks so much for this post. I think there must be a lot of us on here that feel the same way. I know I do. I don't want to say that my RESA coach doesn't know what she's doing but when she has me working on steps that I feel is putting the cart before the horse I feel very uneasy about it.
I keep running into scenarios in my mind of all the problems that need to be solved for a strategy to work. Also in the first weeks I was so swamped with just the business set up that I wasn't even learning anything REI related. I want to make sure I know what I'm doing as I proceed through a deal and I feel like everyone is teaching us to just learn each step as we go. That's not realistic as we have to know what the steps on our deal will be, what needs to happen and in what order, what can go wrong and what to do about it. All this, I believe, must be understood before you go look at that house.
Am I wrong here? Maybe I'm just not using the success academy (I call it RESA) staff enough or correctly. I have only called with questions twice since Oct. 2010.
I now have a list of buyers expecting me to find them hot deals and I don't even know my market. I am supposed to be adding people to my team and I am. I am trying to have faith that I am being lead by people that won't put me into something I can't handle, but honestly I keep pulling back from what they tell me to do and shift focus on finding answers to all those "What if's?" that I keep coming across. I see so many obstacles with my chosen strategy and opportunities that look more likely to succeed so now I'm investigating lots of things like LO's, seller financing, I could go on and on.
Bottom line there's so damn much to learn and so little time. At least that's how I feel because I don't want to be working my first deal 8 months or a year after joining the academy. I thought I was going to be in my first deal within two months of joining. That came and went in December.
Sorry but I really needed to say that and seeing someone else struggling with similar frustrations and maybe anxiety compelled me to say something.
Thank you Sky for all that. I do use "To Do" lists and I also do my best to focus on making some substantial form of progress each day. I have been making some good contacts and I do know that a lot has happened in the last three weeks but I am certainly nowhere's near knowing where to focus on finding these deals I have promised people. So many options and most don't seem very realistic in my market. I know what Matt Larson says and yes I know it can be done. I just don't want to be spinning my wheels trying to get deals in a market/strategy averaging a 1 in 100 offers accepted range if I can find one that gives me a 1 in 25 return.
OK I have whined enough for this year and I know nobody wants to read a post this long, lol. I wanted those who feel like me to know they are not alone and I think we all know that we need to take control of our pace and direction. That and just keep seeking out the answers to our huge ever growing list of questions here and among the local investors in our areas that we meet. What else can we do?
I don't know what I would do without my DG family.

I know after that last post nobody wants to read another long winded rant from me, but I just wanted to add that what Sky and Dean himself said about the importance of recognizing our accomplishments.
I know I myself am very guilty of failing to do this. I am SO focused on what's in front of me and to the sides I never look back and acknowledge what I've done. I have at least started giving myself credit for being productive even if I didn't find that deal yet or even the answer to where to look for it. Most days I get one question answered and create three more in the process but I know that's the process and that's what we all must do to learn what we must know.
So from now on I am going to follow Sky's lead and implement his goal system, or some variation of it. Oh and I need to start making smaller goals. With only a few huge landmark ones it's sort of hard to track progress. They should teach this stuff in grade school. I think we'd be a lot healthier and more productive.

I am also in the Academy, have read both books (and many more!); attended the Insider's Edge workshop...
There is an infinite amount of information, you will never finish learning new things...
the advice I got from one of the SA coaches was to stop doing the lessons for a while and just go out and take action...even if it doesn't end in a deal, you will learn from it! you can always call the Academy if you're stuck with something.

Your welcome, I'm glad you found that helpful. Keep your head up and just take baby steps. Non of us were born knowing how to sprint. We had to crawl, then strengthen our legs, then master the fine art of balance, then learn how to put one foot out to take a step and fall down, then learn how to take a step with the other foot, then we had to learn how to get from point A to B without falling, then we learned to do it fast and faster till we were running around the house and leaping over couches and getting grounded.....My point...is that somewhere between running and taking those first steps WE UNCONSCIENCLY LEARNED HOW TO DO IT ALL WITHOUT PAYING ATTENTION TO IT. We no longer needed to use our eyes to find our feet and to see where we where going to step next and we got so good at it we all became bold and started running. Non of us know when that moment happened, it just did...and it will with anything you do in life...one foot in front of the other and before you know it your doing it like your a pro and you never even noticed the transition point or the change.
Faith is HUGE! We all had it as kids and we loose it as we grow and the world starts to hammer on us. (I'm not talking about god.) Have faith that what your doing now will lead to better things and just do it. You don't remember how bad your legs hurt when you were training your muscles to hold your weight when you were a baby and someday you will not remember any of these "growing pains" either and you will be off to the races and winning quite a few of them.
Faith, dedication and determination. Thats all that is required. Everything else...like paperwork, sellers, buyers blah blah blah are ancillary and they will fall into place as you teach your business to walk and eventually run!
You will not see the transition point and all you will remember will be
....wow its real, it really happened and look at me mom, no hands!!!

Hey troop, didn't we have this conversation before? When it's time it is time. You and only you will know when the time is right to do a deal. There is more than enough for everyone. Do you want to do a deal just to get one under your belt? Your moves have to be precise, so you can make money.
Heck, I just got blown out of the water today by a FSBO with a prop that generate big cash from college students. Do you know what I did? Sat back had a glass of wine, smoked a Marlboro, sent him an email and said thanks for your time, my offer is good for 24 hours only.. I like your style and you are absolutely right! It will come I believe that. I will be honest and say though I am just so damn anxious to get this first one out of the way I just get to a point at times that I get frustrated with it all, but I know it WILL happen.
Have you seen those Sprint commercials where their motto is "join the now network"? Well I wanna be in my own NOW network where I can make a deal NOW! Like Matt Larson says "Think about the outcome or the end goal, Imagine it as if it's already happening/happened". That's what I do and I just get so motivated about making it happen now!!

There's something in me that has let me know that this is what I'm destined to do no matter what! REI is my so called "Career" now! I know we will all make it at this. I too want it done yesterday and am perhaps not as much frustrated as I am confused. I see and learn of so many different strategies for financing a deal and such and I want to do it all. My coach has a path for me but so often it seems there are other more likely avenues to success so I can't help but explore those too. I just want to get maximum ROI when it comes to my time and efforts. I'll work my ass off I just want to make sure it pays off.
OK now I should probably go meditate or something and cool back down.
