My name is Michelle, I'm from Palm Beach County Fl.
I bought Deans book about 1 month ago and I've completed "Profit From Real Estate Right Now" cover to cover. I went back and wrote my own personal table of continents on where to find specific things in the book. But I'm glad alot of my questions can be answered here. I'm extremely excited about my new business venture since I'm going for broke anyways. I went in my neighborhood today to a property I saw that looks like it's been abandoned for a while to get the owners information {which was not listed when I got there.} But that's ok cuz I found 2 other properties that had For Sale Signs in front of them. I took down the numbers and I'm getting ready to dive in head first. However I don't really know how or where to start. For some reason getting business cards done is so important to me, but without the funds I'll just have to figure something out. I haven't re searched the FMV for these homes which I will be doing. I plan on doing the home valuation if I'm interested in locking the properties in contract. Once I find out what the seller is asking for I can do the formula and give my offering price. From there I just trust God and the resources I have to help me every step of the way.
So my question is, is this a good place for a newbie to start. Any suggestions? I'm open to alot right now I'm like a thirsty sponge.

When I click on your profile name "Top Model" you have no info about yourself & that's what this thread is about. I'm Just trying to help out, because when your posting on this site, investors can quickly click on your name & see where your from. It can lead to Investors in your area who want to network with you or they can be a cash buyer & want you to find deals for them,ect.
Another thing I tell newbie's is to click on some of the top users "which is to the left" & go to their profile page. On top of their profile you can click on "track" which will lead to all the topics & posts that they have done or been involved in which you can get tons of good info & a lot of your questions answered.

I just got a PM by a DG member who has a deal & wants help. We'll I'm a CASH buyer & when I went to see where he is located, once again there is no info on his profile page. I'm only buying in certain area's & I could of told this person if I'm interested or not, right away or if it's an out of state deal, I can at least set them up with someone who would be interested.

NETWORKING IS KEY !!!!!! if some of the newbies (me being one of y'all) - can you tell im southern lol... dont really understand what is meant by network it just means talk to everybody espeially fellow investors like you have so many of on this website. some people on here are cash buyers some are wholesalers (deals with assignments). some people buy nationwide some poeople buy in certain areas. so NETWORK. I TALKED TO A GUY TODAY WHO CONTACTED ME THROUGH MY **** WEBSITE. HE'S A WHOLESALER IN MASSACHUSSETTS. SO NOW IF I FIND A BUYER LOOKING FOR PROPERTIES IN MASS I MAY BE ABLE TO ASSIGN A PROPERTY ACROSS THE COUNTRY AND MAKE SOME MONEY.

Good post to raise awareness to let others know they should have a filled out profile. Also, as time passes, edit and update it as needed and include your business name if you are an LLC.

How about an east coast/west coast connection? Have you ever considered looking at properties in Durham NC. I had considerable success bird-dogging properties in Atlanta GA ranging from Subject-to deals too purchasing REO properties and everything in between.
Upon moving to Raleigh NC I read a newspaper article about the “Vacant home list” in Durham NC. As a result, I tracked down the owners of some of the properties and made offers. I and my investors in Atlanta picked up five 2800 sq ft plus homes with the least expensive home purchased for $3000 and the most expensive for $28,500. We flipped two AS IS with an 8k & 10k profit. We renovated the other three and sold two of them, one as an owner/occupant and the second as an occupied rental with a five year lease. I am holding the fifth property, a 3000 sq ft Queen Anne Victorian in a historic district of Durham. It currently rents for $2000 per month against an $1150 PITI mortgage payment. Our tenant has signed a five year lease and has Government subsidized (Not Sec funds and is currently looking for additional properties to rent. I said all of that to say this: Durham NC presents an excellent rental opportunity being that it is 5 miles from the Research Triangle Business Park and all other areas in Raleigh, Cary, Apex and Chapel Hill that surround the business park have already taken off and doing quite well. Durham is still virgin territory with an excellent inventory of $150k properties that can be acquired for $50k which is similar to you’re situation in Detroit.
I would love the opportunity to work with you guys if you’re interested in this area.

You have written a very good entry here making it look quite a lucrative area, but I think you missed the whole point of the thread.
Jay is saying that you will get much better feedback from everyone if your info page is filled out fully. That way we can look at it and get an idea about who you are. We feel much more comfortable about networking with someone who has more information than just a name ONLY.
