HOPE THIS NEVER HAPPENS TO YOU GUYS!

Whew, what a morning it has been since 10am.
I got a home under contract and my initial buyer walked away cause it needed too many repairs. So I scheduled an appt to meet with two buyers at the house and one was a very serious willing to try and assume the mortgage and think of everything we can do to get this deal done!

But then the other "buyer" shows up.. And ended up being a REALTOR!
She thought I was the original owner cause she seen my zillow ad with the help of Postlets and started questioning me on everything I was doing. Keep in mind the SELLER, TENANTS, AND OTHER INVESTOR BUYER were all there too.

She thought I was doing something illegal, thought I drafted the contract myself, said I was just trying to steal the home and be a middle man without a license. And all I said to her the whole time was, "I'm just looking for an investor partner to help me buy the deal". But because I wasn't the original owner she even threatened to report me to the Realtor Commission! Unbelievable. I can't even tell you how stressed and embarrassed I was knowing this was in front of the seller and other buyer all the while I was trying to keep calm.

Right now I just need some encouragement and wonder what I should do, has this happened to anyone else?

And also, thank god the seller was okay with everything and I did tell him the truth and that the realtor had no clue what she was doing cause she's not an investor.

The realtor was screaming and acting very angry. Can you imagine the look on my face lol.

Sounds like it was a mortifying experience. Just know that the realtor didn't know what she was talking about. You had the property under contract, and you have an equitable interest in the property. Shrug it off and move on.
Best of luck selling your prop. BTW What did the seller say after she left?

Sounds like you kept calm and tried to explain it to the realtor...good for you for not letting her get to you. Since the seller seems to be ok with everything, I would get back with the buyer that was interested and try & work a deal out. Sounds like the realtor doesn't know how investors operate and when someone doesn't understand something, they tend to get bent out of shape. I would just blow it off. That's my 2 cents anyway. Smiling

The realtor really didn't. She was making me feel confused. So when she was leaving she tried telling the seller "oh this guy can't really buy your house he's just a middle man." So when she left I told the seller, "sorry about that, she must have just her license and I won't be working with her, ever." And the seller said, "oh it's okay, she sounded a little crazy and should know you're buying the property with the help of a partner."

I wish so bad she would of heard that before leaving. Smiling

The realtor honestly sounded like she was trying to steal the deal from me! She even said I should just back out of the deal, get my license and sell it the right way. It took me a year to full comprehend how to wholesale. There's no way I could of explained to a realtor of all people in 15mins lol

What a terrible experience for you to have to go through! Sounds like she made a total fool of herself. I am glad that even though hugely embarrassed, that you were able to retain your composure. That in itself, probably impressed your people with your professionalism.

It definitely will get better! My advice to anyone is make sure you really pre-screen people that call about deals you post on any site and to always say, "this is an investor deal only! ABSOLUTELY PLEASE GOD NO REALTORS WHO WILL TRY AND TAKE A DEAL AND NEED TO TURN IN THEIR LICENSE." lol

Yeah, sounds like she just was intimidated that you are selling a house that she thinks she has rights to being a realtor. It is awesome your seller was okay with it; imagine if the seller wasn't!

You did the right thing

You kept your cool and explained it with the owner looking on, her act was
un-professional and she probably looked like and as_ in front of everyone present. I would like to know what happened with the buyer?

Ditto on what everyone has said you did a great job keeping your cool, I have been there too in a little bit diff of situation with agents who dont know what they are talking about saying what we are doing is illegal. Some of them are just jelous that they are not getting the listings & they want to scare us with talk of reporting us blah blah blah.

She had issues

Adam it sounds like she had other things going on in her life for her to go off the deep end like that in front of everyone. She was just blowing smoke to see if you would run and she would get the listing. Funny if she had reported you to the board who cares..your not and agent your and investor and they could not have done anything. Would have made herself look like an ass to them... On to the next..

You handled that situation very well. As the saying goes " we learn from our mistakes" although you didn't make a mistake but you definitely learned a very good lesson that we can all benefit from. Again, nicely handled.
