No, you have no reason to be scared that she called you first. The other guys you mentioned are con artists and shysters, and in the legal field, they show you who they truly are pretty easily, which is good. You need a RE attorney, meaning that's their specialty. You'll be able to tell by looking at their office's ad if they have one, their listing in the Yellow Pages, or simply by asking them. Let them know you are a REI, and you need a lawyer to proofread your documents and contracts, assist you to escrow and closing on your deals, and represent you in court in case of any disputes.

This daughter you met may not be a RE attorney, don't worry! She may know someone you can use, and it sounds like she may be a customer for a property. If all else fails, keep using word of mouth to find the attorney you need. Also check Angie's List (but it's not free), or the ULTIMATE RESOURCE for finding and researching lawyers, their trial records, and their offices: MARTINDALE-HUBBELL! Combining these approaches, it won't take long to find the perfect attorney for you! Best of luck to you...

Who do all the successful investors that you have met by attending every REI meeting you can find use? Who are they using?? Some one that is active in RE and already being used by active, successful REIs could be a way to avoid dealing with attorneys that don't have a clue. (Someones mom or daughter)

Just a suggestion, one that could save a lot of time and frustration.

Like my Dad used to say: Don't try and make a silk purse out of a pig's ear, go directly to the silk supplier to start with!

It was a little strange to me, but sounds like it may work out. The daughter is an RE attorney. Mike there is no REI clubs here as I've mentioned before. So far haven't heard of anyone using a particular one.

Check craigs list in the for sale by owner, real estate services and properties wanted sections for investor adds and properties for sale. Type wholesale in the search area to narrow your search. Call, build your buyers list and ask them who they use for an attorney

Put out bandit signs, look for cash buyers with different addresses than property address at the county courthouse or from a list from your realtor. When you contact an investor add them to your list and ask them who they use for an attorney.

Find the nearest REI club, there has to be one somewhere in your state and call them. Ask the club officials for an attorney referral.

Go to the county trustee auctions. Add buyers to your list, ask who they use for an attorney.

That ought to do it.

Hey Tammy, been a while girl! Sorry haven't been on as much as I'd like. So, yes I've missed a lot of 'from then's to now's.

Don't sweat the small stuff. Seems as though you may be delaying over details. Think less, do more.

I can pretty much guarantee, you get a property under contract and call ANY local real estate attorney in your area and say "sending over a contract and all contact info. Go ahead on title work, I need it to close on or before XX/XX/XX, call me when we're clear."

If you ask enough questions and pose enough what if's you'll / they'll find something to balk at. Kind of like the old saying: what you look for you find.

If there is something to be addresses in the contract it WILL be brought to your attention. His job is to cover your 6, remind him tactfully. Maybe starting "HOW can we do ..... instead of CAN we do......" changes the thought process from opposition to problem solving mode.

I had one tell me LAST WEEK "sounds great, but you may have to show me how to do that!" lol the tides do turn girl. hang on!! Dealing with them now, I think first and foremost.....Monday you go to a job.....I DON'T!

Bamagirl you are so right, my meeting was too strange for me. I just can't even tell you how strange and awkward I felt. I think my best bet is to find another attorney tomorrow. Seems like everytime I talk to an attorney they turn on the scare tactic to only get me to use them. What the heck. I don't get it. I am going to do as Michael says and ask people on the ground.

I would add that I found mine through a Title Rep. In fact, you may hab=ve heard me say that my one visit to a Title Co. gave me TONS of good, reliable sources-- I got the names of 2-3 reps and a list of the top 250 Real Estate Agents by specialty, streaming emails of NOD's, early preliminary profiles, access to a wealth of stats.

That might help.

it won't hurt to meet them. she may be the right fit. jen and mike have strong points though. find out who other investors are using. i don't have an rei club in my area either, but i have a courthouse. find the investors. find out who they use. while your at it, find out what they want and you have buyers on your list. two birds with one stone. and yes like jen said think less. something i need to do myself sometimes.

EVERYONE HAS GIVEN YOU GREAT INFORMATION.I GOT MINE LIKE MICHAEL MENTIONED.AT MY SECOND REIA MEETING I MET ONE OF THE BUSIEST RE-HABBERS AROUND, GOT HIS NUMBER AND TALKED AND LET HIM TALK ABOUT HIMSELF AND HIS DEALS. A COUPLE DAYS LATER I CALLED HIM AND JUST ASKED WHAT ATTORNEY HE USES.HE TOLD ME AND I TURNED AROUND CALLED HIS OFFICE AND LEFT MESSAGE.HE CALLED ME BACK AND I MENTIONED CHAD'S NAME(WHICH HELPED BREAK THE ICE) ,AND HE TOLD ME EVERYTHING I WANTED TO HEAR.SO THATS HOW I DID ITI KNEW IF HE USED HIM , HE WAS THE RIGHT ONE.

Karen I finally got a reply and he does say they are meeting on July 12th! The time and day of week were posted as 7pm so I asked him to reply which is correct, he had told me to refer to the website, which also says they meet on Thursdays, so the website is not correct. I hope to get a reply before what I believe to be Tuesday's meeting. I will just show up around 6;30.
