Hey DG family! Well ive been busy working on RE Im working on the 25:1 strategy, fsbo and i also have 25-30 signs out their working for me lol.
I have a question? When i drive around ive seen some houses that are vacant and look like no one takes care of them. How would i find out who ownes the house? is their a program? or should i just write the addresses and take it to the county tax? Any suggestions would help. thanks in advance!

Good idea the only thing is that it seems like the seller never goes to the property so they might live out of the city or even out of state? Il try putting a sign near and see if that works.

was driving around town, and i saw some ugly properties in really good neighboor hoods. I Think im going to send them a letter saying that im a real estate investor and im interested in buying their property if they are interested in selling at this time.(: hope this works out

1. write down address -leave note/letter on door
2. stop/talk w/neighbors, they know alot and will tell it
3. county/city website - research property address and owners name, address etc will appear

I have done searches on the county websites on properties alot. I do that all the time. Not all counties will have there information avalible they may send you to another site if they are a small county. you may PM me if you wish. Maybe i can help.

I don't know if anyone has done this but...Just today, I left a note for my postal carrier. I told him I am a REI and if he had any vacant properties on his route. When I got home from work, about 15 minutes ago, in my mailbox was a list of 9 vacant, single family properties!! i couldn't believe it!
I didn't have any cash, so I gave him an Apple bee's gift card I had in my wallet, along with another note telling him how awesome he was for doing that. Also, I asked if there were more carriers who would do that for me.
I asked if there was a 'Carrier-Bulletin' board which I could put up a little ad. I asked if there was a way He could get together a handful of carriers that I could take to lunch/dinner/ drinks, whatever to ask them to do the same.
Who knows, in a couple of days, this guy might have lists from 10 different carriers!
Talk about Bird Dogging!!!
I get so much from this forum, I wanted to give back. I hope this was substantial for everyone.

You might want to tell your carriers that you will pay a fee for any lead they give you that closes. The general consensis is $1,000 at closing. (you figure that amount in to your offer price.) That's the incentive program A lunch is nice and I'd consider doing that as an introduction but the real money comes from good leads.
Just a thought...

you can ask any person that has to go to houses to collect something; i.e. the electric guy, water guy, garbage man, pizza delivery guy, etc. They will know which properties are vacant, and will be happy to give you a list if there is a reward; you can give them a little $ for bringing the list, and then pay them $1000 if any of the leads from the list turns into deal!

You forgot number 8. Discover that it is an unlisted, unavailable REO. Wait till it gets listed. Make offer, wait it out. Follow up and re offer multiple times until some one pays to much or you get an accepted offer!

1) Write down the address.
2) Go to the Courthouse with the address and tell the first employee you see: " I need to find the person that owns this house." Go where they say to go. (If your County has a website, you might be able to do this from home, but the best AND MORE info is at the Courthouse)Repeat Step #2 if necessary.
3) You will probably end up in the Tax Assessors office or the Treasurers office or the County Controllers office. Every County is different. Repeat Step #2 if necessary.
4) Get the sellers name and Billing Address (where the tax bill is sent). Find the right person. Repeat Step#2 if necessary.
5) Play private investigator. Cross-reference! Use yellowpages.com, whitepages.com, call 411, Facebook search. Google the property address. Google the owners name. Knock on the neighbors doors. Send hand-written letters to the Billing Address. Repeat Step#5 if necessary.
6) Consider just giving up. Then DONT GIVE UP! Repeat Steps#1 thru #5. I can almost guarantee you that something has changed. Theres probably 10 people out there that want THAT HOUSE, but they didn't even get to Step#2 the first time. These people are your buyers because they are waiting for a FOR SALE sign to pop up in the yard. Make sure that sign has YOUR phone number on it! Repeat Step #2 if necessary.
7) You will realize that The 99% don't even get past Step#1. You will have learned the answers to questions that most people don't even ask. You will find faster, cheaper, better ways. Repeat Step#1 thru #7 if necessary.
ps- Once you have done all this over and over: You will be right where I am. A free-time RE detective, with a folder full of leads, a head full of RE knowledge, (pocket full of pennies?) and a Contract away from $thousands $) Just make sure you have a Purchase Contract and know how to fill it out correctly.
How To: Skip Step#1 thru #7- You really can't. These are the necessary steps to learn what most people won't. Go to the courthouse! It's almost free. Takes time, but not much money, and you will learn about Tax Sales, Foreclosures, and Probates along the way.
The Quick Fix: Find a vacant house, put a bandit sign in the yard, answer your phone, get their contact info, make a low offer.
Uggh...the Courthouse gives me headache. I've got 10 vacant yards....and 20 bandit signs to put in 'em.

Use your county's GIS maps if available and free, some charge.
If you find the owner's name from taxes but can't get any other info, search on the local newspaper websites for that person's name.
Found a property that was vacant for quite a while, got owner's name but no phone number or anything else. Searched the local newspaper and found out he went to jail for DUI of drugs. Will call the jail to see if I can find out his release date.
Property will go to tax auction next year if he's not released soon.
Don't forget to try the town's water/sewage depts.
Explore all avenues.

That sounds very unique, actually I have never heard of anyone doing that til now. I have a lot of freinds in the postal industry and it never dawned on me to approach them with this. Hmmmmm! Nice job Just one more of a thousand reason to read DG postings.
