Rina's journal prompted a new forum section where every member can start a journal to document your progress and get feedback on your activities and strategies from other members.

You can add to it as frequently or infrequently as you like, with as little or as much info you want to post.

By keeping a journal you will not only be able to reflect on your own progress in REI, you will be able to see things ideas or strategies that aren't panning out and should be modified, and focus on those that are.

You will also be able to get insight and perspectives from others in a light you may not have considered.

Anyone can start a journal here, from the prospective investor who just got interested to the most seasoned pro.

If you are new member, maybe start with the basics:
"Today I got Dean's book and have read through page X. So far, reassigns sound like the most interesting start due to the low risk and little capital needed."

Then add you go.

Keeping a journal will both instill discipline and continuous action to move forward, the two key ingredients that most people who give up never achieve.

I Will Become a REI

I've had a slow start putting Dean's methods to work, but I am determined to start now. Next week I am going to my first Investors meeting and I am going to some auctions so I can get my buyers list started.

I know that I need to log onto this site everyday, because I have so much negativity around me daily, that it is hard for me to stay motivated. I hope that when I attend the investors meeting, that by meeting other investors in my area will help me stay on track.

I work at night and I live alone, so when I wake up in the afternoon I only have a few hours of daylight left to work on my REI. But I am going to work everyday if it is only an hour. I know that this is the only way I am going to get ahead and make my dream a reality.

The call with Jeff Jensen was very informative.When I arrived at the auction I did not know what to expect. However my main objective was to identify who was doing the buying. After the auction was over I introduced myself to a distinquish looking guy who was extremely open to everything Jeff had mentioned about buyers are without a doubt looking for people like us (who will do the leg work)to identify properties for them. Obviously my immediate next step is to find properties for this buyer. Wow!... What an amazing life changing moment for me to overcome FEAR. It is a fact, Action Cures Fear.

Our vision is not for a dusty dwelling to simply house homeless children, but rather to establish a haven of refuge for these young people and a place of relief for missionaries. A place where the children can be educated, cared for, empowered, and discipled to live a life for Christ, and missionaries from around the world can rejuvenate and equip for a new term in the field. Our Goal
Our ultimate goal is to acquire a large estate, upon which we will develop a compound that includes housing, educational, recreational, medical and vocational facilities able to accommodate upwards of 100+ children. As a missionary to the missionaries, we would raise support which would allow us to provide a variety of missionaries with 1 week/year of relief and rejuvenation. Where they can be served and equipped before getting back in the field. We believe that our faithful partners, as well as new ones, will help us bring this vision to pass.

I have a friend in the Dominican who has been able to use his property to generate income to sustain his vision. I would like to be able to do the same.

Needing To Succeed In 2010

New journal entry. I have been busy getting my buyers list together and checking on afew property listing that i have received from two different agents I'm working with.So far its been a little slow going,but I feel like I'm learning a lot so I guess that's a good thing. I have been focusing on foreclosure's and assignment property. Low risk and low capital, currently working on trying to keep my own home from going into foreclosure. We have already moved out the house, but we found some one to rent it out to so that has bought us some time to get our finance's in order.And now thanks to Dean and the folks that share so much great information on this site, we are preparing to do a lease option that should give us enough capital to get out of the rear and do some up grade's to the property. How about that for a newbe Smiling A few other things that I'm trying to do 1 is get my free DG web site up and running. Ran into a snag with this,the system does not want to regonize my pass word I sent a email to the admin just have to wait for them to get back to me, after all it is free Smiling can't be but so mad! However it is holding me up from getting my business cards made up. I will give it a week and if I can't get it resolved than I guess I will have to go to plan "b" Go Daddy.com Well thats all for now need to catch up on my reading,have about 20 pages left to PFREN to finish.

Just want to let everyone know were I'm at since my last post. I have a appointment on Thursday with my tennant and real estate agent to go over lease to own option. Tennant wants a new dish washer and dryer before signing on the bottom line. Contacted a buyer by way of a bandit sign, having coffee with him on Thursday after meeting with tennant. I told him I'm a new investor and looking for some motivated buyers, he said being we are in the same area lets meet face to face,this should be Interesting. Being we don't have a REI club I'm thinking that maybe we can get one started I will keep you posted on the outcome. Also I have a co worker who's parents moved out of there house about a month ago, they moved down to Florida. The home is a 3 bed room 2 bath with a finished basement and screened in sun room. My co worker tells me there looking to do a lease option because of the down market. I asked if the right deal came along would they be willing to sell? She tells me they have not contracted a agent as of yet, but they did speak to one. Current market value of the property is about $350k agent told them if they listed it today he would list it for about $199k I told her that I may be able to help them, told her that I have a system of marketing that could allow for a fast turn around. She wants to talk to her husband , Ive known this person for over 5 year's and she knows I'm a person of Integrity. We will see what happens, I'm just excited that at last I feel like I'm in the game and not just on the side lines. Well thats all for now got to get some rest big day tomorrow.

Trying to get it started

I am from California and I'm looking to get a joint venture going with someone interested in investing or doing some RE deals in Northern California.

I also have a contact in California that feeds me inexpensive SFR and duplexes in Indianapolis and I'm looking to joint venture with someone familiar with the Indy area.

I consider myself a novice looking to invest using any of the techniques I know of such as Wholesale, Lease Option, Rent to Buy, Buy and Hold OR Buy and Flip.

So...this is a call to anyone out there, experienced or novice, where we can learn from each other, make some $$$ and have fun doing it.

Hello everyone. I just wanted to share with you my experiences as I begin my real estate investing journey.

My name is William, Bill for short. I'm 32 single and extremely ready to make a serious change in my life.I've basically been living paycheck to paycheck my entire life, and am just fed up with the rat race I've call life up until now.

I'm fortunate to have a few extra dollars coming my way from my tax return, so have decided to take that money and invest it in my future in real estate.
Part of this also means that I have enrolled in a local real estate school in order to obtain my NJ Real Estate License. Not sure if this is really necessary, but figure it can't hurt right. If I'm a licensed agent won't I be able to submit my offers myself, and on top of that be able to pocket whatever commission I'd be paying to my agent.

I recently purchased both Be A Real Estate Millionaire, and Profit From real estate Right Now. Have read both cover to cover twice now, and am honestly amazed with all the information provided in them. It's actually a little overwhelming at times the amount of info available in the books and here on this forum.

I've created my website www.seashoreinvestments.com . It's basically the free site Dean gives us cut and pasted on to my own domain name. It just makes it seem more professional to me. Any feedback on how to improve my site would be more then welcomed.

Business cards have been ordered and should arrive tomorrow. I'm also in the process of creating a flyer to distribute around town that will direct potential sellers to the automated message that will hopefully be up and running by the end of this week.

What's next. Let's see I am fortunate enough to live in an area of the country where another member of this community has access to over 1500 buyers so I need to find some properties ASAP in order to get the ball rolling.

This is where you might say I'm encountering a road bump. What is the best way to locate properties? Should I be concentrating on foreclosures? REOs? Or should I just try to find a good deal an simply assign it to one of the buyers I have access too?

Well this is where I stand as of now in my journey. I'm off to gain as much knowledge about this thing as possible. In the meantime I hope to here any feedback positive or negative that will help my succeed in this mission. Journal- Day 1

I am starting my Success Journal today but before we go further, I wanted to give you a brief background of myself. My name is Sidney. I am 45 years old. After graduating high school, I joined the Army for a 2yr. tour. My career has consisted mostly of Restaurant Positions, Front and Back of House including Mgt. Mostly my endeavors have had me in the Auto Industry in Sales and most recently Internet Sales Mgr.
Most of the the jobs afforded me experience but, financially just making it by. I'm tired of just making it by. In November of 2009 I experienced a Personal Injury that has me permanately disabled at the present time. I have seen Dean on television for over 10 yrs. , starting with Motor Millions. I have decided to start a new journal with Dean and all of you here. With money being tight , I have purchased Deans first 2 books, Totally Fulfilled and Be a Real Estate Millionaire.
I am starting those books today and equipped with my Laptop, Cell Phone and Open Mind , I am ready to begin my journey to the Top !!!
Going up is the Only alternative, I am now at Rock Bottom. Very Limited Credit, Net Worth in the Negative, but I do have Hope and Enthusiasm !!!
Any and all information, Tips and/or Insights will be Greatly Appreciated.
As my journey progress's I will keep you all updated on a regular basis.
Whether its daily or weekly.

First Entry

I will start with saying it is a privilege to be part of this wonderful DG family. I have been involved for almost two weeks now and the anticipation to land my first deal is gettin crazy. I'm finding out that I can't just go where most investors are going for the "sellers list". I will have to dig deeper and step out of my comfort zone and start talking to perfect strangers. Gain there confidence as well as my own and find the deals that I can use. The buyers list was rather easy by comparison. I have fond that interviewing a wholesale buyer is a lot of fun. Building a network is something I have never done before.
Well, I take that back. I guess I did the same with my plumbing business when I had a list and directory of suppliers and contractors to whom I contacted on a regular basis.
I am about to start posting some fliers in the areas I have found are the most desirable to live in and homes that are at a median price and still affordable to the average buyer or desirable to the wholesale buyer.
Check this out! I have practiced and practiced but I just can't get comfortable with recording the scripted 24 hour message to sift through leads.
And with all who can't grasp what I am doing, I don't have really anyone to talk to about this to concur the verbiage barrier. So, I am going to open my phone to accept all calls from my ads and fliers and see how that works.
It's the only way I can see to get the practice I need in talking about RE and talking to people..I'll let you'all know how it goes...

We feel so blessed!

We are a husband & wife team who started today w/DG & feel in order to properly increase the value of what we have managed to aquire in the past few yrs. & then leverage that into a lifelong income....we fully realize "WE WILL NEED HELP" to do thing's the "Right" way....We have decided this could be our time to jump off the deep end, & using Dean's willingness to share his great range of knowledge to our benefit will most likley be thrilling for us, but by giving up a great job in vegas to move to Medford Oregon, wow, I think I must be crazy...lol, but in our favor we happen to have a small amount of hard asset's, our asset to debt column is in... to me what seems a somewhat favorable position to take that leap of faith. We are by no mean's rich..."But we know now we can be!" We are appealing to other members to help & guide us to more & more success, & as we get better... we will also strive to mentor & do the same for other new Millionaire's to be found here soon. Lucky for us we don't spend any of our $$$ on Vegas(i.e. none) and we have been allowed to live rent free for the past 5 yrs. due to my job, but now the Co. has plans to move & can't seem to be able to replace that part of my agreed salery along w/ other assorted issues, aft 10 great yrs. there & 20 yrs. in a desert....I need to see some tree's again.
Due to the fact we payed very little in living exspenses, in just the past 5 yrs. we have bought & own free & clear, 9 small pieces of land in the southwest....a building lot in a Texas subdivision, 4 seprate tax lot's in Holbrock Az. a 2.44 acre parcel overlooking the great lil town of Elko & the Humbolt river in northern Nevada ...an 1.45 acre corner-lot w/power in Lancaster Calif.(very close to Edward's Air Force base) and I can't hardly believe in myself, but here goes....2 (wow) separate, 160 acre, gold minning claim's smack dab next to the Kern River(Calif.) w/good claims in that area going back 150 yrs. Grizzly Adams was actually a known member of the area's towns, that's pretty cool if ya ask me. We now have less than $4,000 to pay on the last prop we had bought,.(for now...lol) it was for 25K....a nice 2.50 acre(Lancaster Ca.)parcel w/ a few new home's poppin-up within a few blocks of the land. All in an effort to gain some kind of headge on the future we seek. Believe it or not 10 peices of property bought on $50 to $200 a month can really add up to a start! Gee....it seem's we are on the right track for some positive results towards our goal's & we "DO" understand what it is like to be facing everything....when you have nothing..... it's what we started with! Now we are looking foward to meeting other members here & getting our new book's, thank's for tuneing in folk's.

(I’m writing this letter at 7:03 pm April 2, 2010.) I ordered the books from watching a program on TV. I received emails from Dean to help me get ready for what I was going to get my self in to. (Hoping it would all be good.) I received my book in the mail on April 2, 2010 and said a prayer. I watched the video that came with my books and after watching it called the number, but I was not able to talk to anyone at that time, I know that I had called in after hours or there were so many people that I had to weight my turn. I then started to read the materials sent to me and told myself that this was going to change my life, so I decided that I was going to be the best and hopefully the fastest to make it to where I wanted to be. And hopefully be able to work right along side Dean. I also told myself that I had to put this all down on paper so that it would help me stay on track. Well I have just read Deans web site and it looks like, (Ike Tiner made $10,000 in the first 4 hours of using Dean's program.) Oh well, that wont stop me.

getting off my rump

I've been a talker for too many years. I've started many things and finished way too few. It's high time to follow through with something and real estate investing seems like the perfect thing to start with. Everyone here is so helpfull and encouraging that I know I'll be able to do it. I'm at a new begining in my life. Unfortunately, I've split up with my wife a few months ago. Not my choice at all! I'm splitting an apartment with a very good friend and his son at the moment, but hope to be living in my own place soon if not back with my wife. I have triplets in their second year of college in three different schools. They were born on our 9th anniversary and are now 20. WE split up just before our 29th. My new roomies don't give me any flack about my new "not get rich quick scheme" career which makes it much easier to go about it. I have been recieving REO's from a bank for the last few weeks and found one that looks promising. I hope spelling doesn't count. I just sent an E-mail to them to set up an appointment to look at it. There is almost $60,000 difference between the asking price and Totalviewrealestate.com's estimate of value. Could this be for real? I'm typing as fast as my two fingers will let me I'm so excited. I can type almost as fast as my sons can, but they can make words come out. Mine looks like ants. I can't wait to see the place and let you folks know about it. I'll keep my fingers and toes crossed. Excited Newbie

I am so glad I found this site as I see I am not alone in the quest to become a RE investor.

I was wondering if someone could give me advice. My brother and I currently purchased 2 of Dean's books and are really excited but also understand we need to crawl before we walk.

We found 2 properties being offered by a Realtor for 50,000. I contacted the Realtor who wasn't available but left a message asking for the worth/market value of each property and if any major repairs were needed.

My brother has a home which he could pull 10,000 out of equity and use for a purchase. We were thinking to put in a offer for less than the 50,000 make repairs and re-sell or do a rent to own. We are going to look at the properties with a drive-by then with a appointment with the Realtor.

We were hoping to buy one, flip it and use the money to purchase the other property.

Any advice???


Getting Started 4-29-2010

My name is Shannon Tyiska and I live in Arp, Texas. I am married with two children. I bought Dean's book last Friday and I am on Chapter 14. I am graduating from Kilgore College (in two weeks!!!) and then I plan to earn a degree in education. That's good but I know a teacher's salary won't give me the financial security or freedom that I desire for my family and for myself. I have prayed and asked God to help me if it is his will for me to be successful in real estate because I want what God wants for me. I'm starting out in debt, my credit is not in good shape, and we are living pay check to paycheck. I am glad that I can share my thoughts and journal this process because I know I will need encouragement from people who are starting out where I am and are changing their lives.

HI everybody i have read both of Dean's book and i am not totally done with the latest one but i have placed ad's on Craigslist and got a lot of hits back but from we buy homes that leads to their web site and want me to list the property that i placed in the ad,but really with no one that i could call and talk too. I have join REI Club in my area and have a contract with one of the investor Company that i have sent some listing of property that was short sales that i get from a Realtor MLS list,and handed them my Realtor name and number but haven,t heard if they purchase any property as of yet. just waiting to see if my hard work pays off.

JUST GETTING STARTED

HELLO TOO ALL.I BOUGHT DEAN'S BOOKS LIKE MOST OF YOU,IT WAS EARLY MORNING AND I WAS JUST FLICKING T.V. CHANNELS WHEN MY ATTENTION WAS CAPTURED BY THIS GENTLEMEN,WHAT DO YOU KNOW?NEXT THING I AM BUYING HIS BOOKS.I AM ALSO A MEMBER OF THE SUCCESS ACADEMY.IT IS CLEARING UP A LOT OF WHAT I HAVE READ.I HAVE NOT MADE ANY MOVES YET TO GO OUT THERE AND START LOOKING FOR HOMES.I WILL SOON BE MAKING MY MOVES,SO WISH ME LUCK


Evolution of Eagles Crest Properties

Well now, its been a journey to say the least. My wife and I were simply watching t.v. when Dean came on and she said to me "that looks interesting" and I dialed the phone and handed it to her. Little did she know I had already read Dean's first book. So she read his new book, and so did I. It has really opened our eyes. We decided to take action and change our lives forever to the good. So far, our list of accomplishments to get to our Goal of the first deal are as follows:

Created a Partnership
Named the Company and its Officers
Obtained a federal EIN
purchased signs
hand wrote signs
began putting signs out
adds on Craig's list
created a Buyers List
Attended two seminars
Purchased the Prop Stream software
Began looking at Properties
Found the funds for the E.D.G.E. event, hope there is still room.
Researched creating a LLC, the cost has put it off temporarily to allow us to attend the E.D.G.E. 2010 event.
Set up an 800 line with multiple extensions

We are actively looking at properties and just needing that little extra push in the right direction.

So hopefully there is still open seats for the Gain the E.D.G.E. 2010 event.
Today we await a call to see how to work this out at such a late notice.

Todays date is May 28, 2010. I am starting my journal today. This is a exciting time to be starting over with real estate investing.

I purchased Deans book "Your Town Your Real Estate Profits". It also came with Profit Now, a second new book as well as the Probate Program.

I have decided to focus on probate properties. I have decided this because in my area of Tennessee, there are already established investors who are buying and have been buying foreclosures. They have the contacts who send them the great deals and the so-so deals.

My strength is going to be with probate properties. I have setup my website, ran out today to a staples and printed 200 business cards, nothing fancy, just to the point and in yellow.

I also did something that may be a waste of time, but decided to give it a shot, which is to begin contacting probate attorneys.

I will write more about that marketing test in the next few days.
