Rina's journal prompted a new forum section where every member can start a journal to document your progress and get feedback on your activities and strategies from other members.
You can add to it as frequently or infrequently as you like, with as little or as much info you want to post.
By keeping a journal you will not only be able to reflect on your own progress in REI, you will be able to see things ideas or strategies that aren't panning out and should be modified, and focus on those that are.
You will also be able to get insight and perspectives from others in a light you may not have considered.
Anyone can start a journal here, from the prospective investor who just got interested to the most seasoned pro.
If you are new member, maybe start with the basics:
"Today I got Dean's book and have read through page X. So far, reassigns sound like the most interesting start due to the low risk and little capital needed."
Then add you go.
Keeping a journal will both instill discipline and continuous action to move forward, the two key ingredients that most people who give up never achieve.

Well here I am embarking an yet another new journey of real estate while I am doing my doctorate degree. This business will give me the freedom to fully focus on my education without the stress of where is the money coming from.
I have been doing some research today and I am discovering all kinds of things out there to find if you know what you are looking for. I am looking forward to the day I can living my life how I see fit and not have to cater to a cranky boss.

Just want to let you know how I am doing after a month in Dean's organization. Building my buyers and sellers list, ordered the Set for Life program, making offers (which should be everyday), couple of experienced students have reached out to me, offering birddogs, now I need to find a REI group in Miami, working on short sales and foreclosures, learning about contracts thru Deans site. You know what I have learned, real estate investing is like life, I need education, program tools to get the job done, and to continually take action and never give up. On page 148 of Profit From Real Estate Right Now by Dean Graziosi one of Dean's student, Elena Margaritas had this to say, "Chances are, nobody will ever know you're making mistakes, since they probably don't know any more than you do. Go make mistakes and get that experience because it will just make you more confident for the next deal....." I am so excited about this business.

Ok everyone, I don't care really if you laugh just laugh with me and not @ me, and let me tell you there will be plenty of laughs here. Well, I got the I'm through with you email a few days ago from Dean,and yes It got my attention. I have been a member for going on a year, got his books read them in less than a week (witch let me tell you is a mirical for me) never liked to read and haven't read more 3 books in my life up to about 10 years ago when I started in Amway, where I tried to make my million,and DON'T GET ME WRONG, Amway was and still is as far as I know a great company,I just didn't have the staying power I let the world beat me. This is where I started reading Self help books just to be a better me and I think it has worked. But thats my oppinion.lol. And here it was that I purchased (oh please don't shoot me) purchased someone eslses tape set and just got excited. Mind you this should of been impossible to do because I had just went bankrupt in January and according to all those I new, bankers included, said It couldn't be done,in October of that same year became the proud co-owner, the bank, my parents, (who put up the calateral) and I, of 35 acers, half mile of creek bed, .5 ac. pond set right in the middle of 2500 acers of the best deer managed property in the state, and to top it off this property has a 1800 squ ft log home that @ the time was 12 years old. And all just months not years after the big b word.
So I tell you this because I know this works the only thing that stops me is me, and Deans books have instilled a even higher excitement in me just that me and my mind have been fighting, because I did use a bank on this house I am still trying to get my mind around the process. LOOSEING TIME IN THE PROCESS I KNOW.
So anyway, Deans e mail caught my eye and I read it, looked in further ,and further and here I am, asking for any help to keep my focuse, I would give my life for an employer, and have told them as much, but when It comes to me I find myself sitting there watching the day go by.
Right now should be the best for me, I have got the best credit score I have ever had, which now that the banks messed up the world is still poor, have a house that has in excess of 60k in equity , that the banks won't let me use, and am late off(this is not good in itself) but have all the time in the world but just not the money, and to top it all off I have an oppertunity to buy 2 lake props., and a duplex together for back taxes on the lk. props., and what he owes on the duplex. (30k) grand total of 35k, with the tax assesment of over 80k and I can't afford even one payment if I take these properties under contract and don't find a buyer. So if you had this on your plate where would you start, if you please.

Hey, I posted this about 2 plus hrs. ago before reading the rules, and I hope no one got the wrong Idea. I did edit it so not to mention the unmentionablesand not sure abut the rest of this. In my oppinion, this is a diary of my steps to success,and they truly started years ago make right or wrong dissions I don't know,but this idea of makeing my life in real estate has stuck with me a long time and way before this sight ever came to me. Sad to say this is my second attempt at getting started in Real Estate. I have had Deans books for about a year, read them, been on the website hundreds of times, printed out a huge stack of "things I should know that others have learned", and even printed out a goals flyer to post on my fridge. But.... ( there's that word that can stop any determined person if they let it come in the door) lol I like to get everything set up and organized and just right, but when it comes down to actually calling on someone (I'm not very confident in myself as far as being able to comunicate what I want to convey in person) Though I am great at it on paper. So I have been putting off doing the things I really need to do.
Today I chose to take action!! The key word here. So I will be adding to this journal as I take action on my goal list starting today!!
I contacted the phone company about getting another phone line just for business calls. I'm just going to add another line to my Verizon account. (it just costs $10 a month) My son has an extra phone so I wont have to buy one. This phone will be for incoming calls only to recieve messages from interested parties. I will return calls on my home phone to save going over on my limited minutes. ( they can add up fast - I've done that before.)
I hoped to get the phone number today and get some ads on craigslist, but have to wait until Monday to get the phone, so I will be doing that Monday. In the meantime I will be making up flyers to post and some bandit signs so I can put them out as soon as I have my business phone number.
I will be signing my posting with Rockin Robin. It is from an old song and reminds me that I need to get rockin and boppin if I want to make a difference in my life.

Today I got my phone line added and my new number for business only. YIPEE!! I did not get my flyers done or my bandit signs but I will work on them tomorrow. Between going to meeting and a grandchilds birthday, I just didnt have time. I will order my business cards with the new number on them, and get ads on craigslist. I have seen several homes for sale that I wanted to check out, but not having a buyers list really puts a damper on doing anything at the moment. 3 of these homes have since gone to auction! I am dissappointed to say the least. But if I had been taking action earlier, I could have moved ahead with those potential deals. Could have been several thousand dollars richer.( groan)
But I am looking forward and not back. More tomorrow. Sharon
Well, here we go! This is a new beginning for me. We have been investors and have taken a real hit since the mortgage drop. I take alot of responsibility for this, since I used credit cards to help with financing and now face alot of unpaid debt. BUT, I am going to move ahead, again. This time my goal is to do lease options and assign them to tenant buyers. First I need to build my buyers list and to be honest, this has me stymied. I do not want to end up with alot of up side down homes, for which I am responsible. That brings me to the question: Who is responsible for payments to the bank or mortgage company, once the home has been assigned? Any help with these two concerns would be greatly appreciated.

Got started about 2 months ago, then started bird dogging and met with a lady that wants to split half of the profits with me for finding properties, she's intelligent and I want to work with her, who knows what else I might learn from her. Currently she is looking for distressed properties and short sales, I believe she wants to wholesale too. Hoping to learn more from Deans' books and this site. HarryO
We finally followed the directions in the conference calls and called Re-Max and asked the receptionist for their best investor realtor. They gave us a name and we contacted her today. We are also having our daughter get her Realtor license so that she can show us houses. This realtor is thrilled and will work with our daughter under her giving her a cut of everything she shows. She also has other investors that our daughter can show houses for.
It sounds like things are finally going to work out. She won't do verbal offers but she will, once we have a working relationship, keep a blank offer form signed as a template that we can just call her and have her offer on what ever house we say. She is willing to make multiple offers on the same pre-approval letter and just withdraw offers if necessary.
It will be great having our daughter taught by the "best" investor realtor Re-Max has to offer and working with her as part of our team!

It is funny I have a personal journal at home but, this is really a great idea. I am sure like most of you here...that there is so much info to dive into...I got my box of books and DVD's today. I am really excited about this. Not because of the "stuff" I got although that IS rather cool. But, I really feel that I am on to something really good this time.
My son called it a 'scheme' he said: "Oh Mom, not another money making scheme!"
"Oh yes..." I said and "I will keep looking until I find one that works."
But between you and me I think I already have. I have seen too many great real estate opportunities come and fo and I thought that "if only I new how to do it I could be making a ton of money..." Now, I just need to learn the techniques. So that is why I am here!
I dropped my online classe to devote all my time to learn this. I can go back and finish my degree but I need to do this NOW!!!! I am so tired of being poor.
I am 49... A single mom and grandmom...on Social Security Disability...I can't even work any more!!! I can't live on $1200.00 a month. So I sure hope this works...no...I know this will work...I now have the tools ...I just need to learn how to use them...So here we go!!! Good Luck to us all and God Bless.
Hi. Its Bob and Sandy from Topaz Solutions Inc. We have been members of the success academy for the last 15 months and because of my own fault haven't made a deal yet. I'll save that for another time, but that is all about to change. We are now members of the SFL program and are on our way to finally changing our life and be set for life. I just finished watching the Edge 10 videos for the second time and have everything I need to look back on referenced to the disk # and the hour and minutes so when I need it I know where to go. I want to personally thank Greg, Joe & Stacy, Carol, Matt. Thank you all so much for sharing everything you did, on how you all made it work for you's. It did just what Dean said it would. It re-lite the fire in me and nothing is going to stop me now. For the last 4 weeks have made my list of goals and have completed every one of them, if not on time then I did the next day along with that days goals. We have a great agent using Matt's method's. She has hooked us up with a good attorney, accountant, rehab people, bank that has no seasoning, and credit repair people. Is that cool or what???. Our flyers are out and bandit signs are out, people are passing out our business cards and I'm making our videos next week to put on traffic geyser and post on Craigs list and we joined a REIC this week. Were going to 3 auctions to get more buyers on our list. This is really going to happen for us and Sandy can't wait cause she is sick of hearing me talk about it but she does have faith in me and in real estate. But most of all I want to thank you Dean Graziosi for being the best of the best at what you do and that is to give us the education, the wisdom and knowledge and the motivation to get us out there and take action. We can not wait to meet you in person cause we will be one your greatest success stories and I can wait to share it. Bless you all and thank you from the bottom of our hearts!!!!

I am just getting started in the DG family. I have been reading Dean's bookd and I will order his last one. But in the mean time I was reading somewhere that someone has mention to get a yellow legal pad and use red ink to sent to people who are in destress to sell and I will do this as I have a friend who has access to the MLS and I can get names and phones # to send these letters to. I also read to put up signs like 4 SALE 3 Bedrooms 2 Bath and my Phone #. I made up 3o signs and got them up Yesterday (Sunday) in high traffic intersection. So we will see.
This is my first writting. I wrote something once before --But I can not find it and I do not what site I was on...All I know I was on Deans website.

Today I saw the Ad on TV for Dean Graziozi's seminar. I set an appt. @ 6. I text my daughter (who I'll call dauhter #1) to see if she would like to join me - She's busy with school tonight. I > called my young son - due to he is not working & having trouble making ends meet right now; he said he'll let me know. I invited my other daughter (who I'll call daughter #2) because she is interested in purchasing property and this may be a good place for her to learn the ins & outs of what she is attempting to acheive regarding purchasing he 1st property. I told other my daughter #1 who is is busy with school - after her sister(daugther #2) & I check out the first seminar - if we think it is a worth while investment of her time - we'll go to a 2nd seminar on her day off from school. She agreed because she has a lot of studying to do. So thats where it stands. Anticipating how it will go tonight. Hoping for a better future for my family. My main objective is to get moving - so my family & I can spend more time together doing things we love - whatever that may be!
I decided to start my Journal today because today is the day I am signing up with the Success Academy. I have what I need to make it work. I am not paralyzed by fear. I am aware that it is a numbers game and you can't give up after a few failed attempts. After all you don't find a job by putting one resume out there and waiting for them to call you! Rather you put out 10 and call them and ask if they have made a decision yet. I am not over thinking anything. I feel confident that with the help of a coach I can accomplish any goal and I'm grateful for the opportunity to be guided on my way to a secure future. I know how to follow a recipe and THIS is a recipe for success! I believe I'll take a tip from Nike and "Just Do It"

Well I'm only 3 lessons in and it was a challenge just to get started. My printer had not been hooked up since I got a new hard drive and operating system. I hooked it up...no drivers. I acquired the drivers...no ink. OK so I got rolling finally and spent the whole day working it. Beside getting 2 more lessons done I registered a trade name with my State. I set up 2 toll free ph#'s and just started looking into building a website. I feel like I accomplished a lot. Still I am finding it difficult to step away from the computer.

I got the book about two months ago, I have been on this site every now and then and has never open the books until tonight. I was busy, I wish i had more time. I was working 100 hours weeks and school. I barely had any time to sleep. The stress and Physical risk to my health made me go to on call only.
So now its just school. Studying to becoming a Doctor, which is time demanding also. Nonetheless, I am stressing on getting up the funds to support my family and myself, while paying for school.
I have set down and read the books now I am going back and Studying this. I hope that I become very successful within a good time flame. I would really be using this site for advice and questions so i cut my mistake.
I am looking at having about Ten Income Properties within the first year. I also want to have 5 Contracts at any given month. This is depending on how fast I learn. Also work about 30-40 hrs a week to the DG movement .
I would like to find someone to mentor me and help guide me into this. Thanks you

Man, this has been one crazy year, lost my job back in march and even before I lost my position, I was searching for a job with no luck. So then I decided to take my real estate exam and become a Realtor. One week after getting my licence we had to move to the Atlanta are due to my wife getting relocated. My mind moves at warp speed at times and will often give myself head aches thinking about all the new possibilities. I've seen Deans infomercials on TV and i decided to order his book. He was right about how industry veterans would say some of his techniques wouldn't work or they're outdated. I choose to listen to my gut and go with Dean's advice. I'm a newbie, and once I get the money to have a personal coach then the sky's the limit. I'm always open to advice..

I am learning a lot of information on short sales and preforeclosures, luckily I have a partner and she has done short sales. currently sending letters out to lists of preforeclosures and am using deans foreclosure alert system.
Well, did my first contract, an option to purchase, sent it to the realtor. I made an offer for 43,500 on a house. Going to wait, tomorrow is thanksgiving day.
Well, it didn't work out with the house, it went to the bank. But I'm being very productive, doing field work, taking down vacant home addresses and mailing out lots of letters. I am getting hits from the letters and working on those.
