So, for those of you still trying to get that first cash flow property, I just made it easier than falling off a log.

We are currently looking in a handful of ideal cities around the country to bring you great properties that cash flow.

But we’ve gone even further to make it a headache free experience to invest. Thanks to my top students like Matt Larson and others who have mastered the most cutting edge, ninja type marketing – we are out to find you amazing deals.

Better deals then most any other Real Estate Investor on the planet could ever find. Then we rehab em, rent, screen and attach a qualified property manager to handle things the way we like it.

But are we keeping all of them for ourselves? HECK NO!

To be completely transparent I purchase, fund the rehab and holding costs and pass more and more of them off to my students (YOU) for a small profit. But, I’m committed to helping you, so I’m not being greedy. It’s the principle I teach.

I am however confident that even with a small profit built in for me and the work I do we will still deliver a better quality income property at a better price than anyone. We will make properties available as they get done.

This is a great offer for someone just starting out that wants to have rental income. Great ROI. If you can not find deals in your area jump on this one. Everything is in place. If I was not closeing on a house that we are going to rehab we would buy one of this homes. I know they will not be available for long. To bad for us. I will be watching what Dean and Matt have next. If you have not done a deal then get all over this! !! All the work is done ....just have to find financing.....a partner,line of credit, credit union, home equity loan, sell that car,truck,boat or camper and start COLLECTING income instead of SPENDING IT! !! .

I need to know what to do next, and how do I get financing when your credit is not the best and you don't have a lot of income? What about the debt to ratio thing when you try to get a home loan for a rehab? How do you find financing for a house loan?

I am in the process of obtaining $$ for the buy and holds. I would like to know the general range of the cost of homes as to obtain the correct POF. In addition I am assuming all properties are in the Detroit and surrounding suburbs. If you would direct us all to general area so we could do pre due diligence it is appreciated.
