Thank you so much for this week's inspiration! I really needed that! I am dealing w/so many Nay-sayers that it is rediculous! I just nod, thank them for their advice, and move on. I've been at this now for a year and still have not made my 1st deal yet. I am very organized though! Smiling I have a few more tasks to take care of and then I can stop setting things up and actually start implementing your techniques and make money in Real Estate Investing. I am a big DG fan! I have all of your books except the very 1st one you wrote. Had never heard of you back then. Anyway, I love the techniques you are teaching and the motivation you are inspiring. I have no doubt that I am on a verge to a breakthrough! I WILL SUCCEED AND IT WILL ALL BE BECAUSE OF YOU! Thanks again and may God continue to bless you and the entire DG staff!

I know I fit in that description of someone chasing an ideal. There is no question that I have always been a perfectionist, always want to succeed and to do so before others, be the first to reach that next milestone, break my own records or my own patterns and break into something new.

I am constantly criticizing myself and am trying hard not to be too down on myself, not to take daily life too harshly, and to see all the good things I have done, but that ideal is always lurking.

And of course, even today I was having thoughts of, "Life is getting in the way again and I'm not accomplishing my goal of a deal by the end of October." But so what? I've started networking, I have my squeeze pages out there and after I review them and am comfortable with what they say I'll be ready to advertise them, I have a list of 200 agents that I can begin calling, I have a list of banks I can begin calling, I am more organized now than I probably ever have been before, I am reading through "Be a Real Estate Millionaire," and sooo much more. I have every reason to be proud of myself.

So simple. Yet so true. I see my enthusiasm wane here the last few weeks as I wonder whether I can do this. I hate to be negative at all, yet I see these same thoughts that you mention creeping in here after 6 months. I am trying to get a system in place here and I've got Joe Jurek - Indiana Joe coming in a few weeks so I better get over it! My challenge is not the great resources I have available to me... all that is in place. My greatest challenge is myself. Do I deserve this? Can I do it? Can I get back that enthusiasm and excitement when I kicked this thing off in the first place! The game is on. My vision will become a reality. I have one thing to say to the negative version of myself. YOU LOSE! My vision will become a reality and the version of myself that believes will kick your butt.

Any chance you can please address my concerns?

I'm a newbie & I have several clients/buyers, about 4 of them all Lease To Own options, since they have bad credit & 3 with no down payment.

1st off, 2 realtors I already asked to pull for me the list of all cash sales for the last 30 days both said they have no access to that.

One told me to get it myself from a title company. This was the one I asked to work with me, & said yes?!?

He also told me that as an investor, I can't say I have clients or I may be in legal trouble, since I have no license in doing this.

And the owner with properties want down payment from my clients.

How do I make money from a L T O option when it's supposed to be no cost to the owner & no money for down payment from my buyer?

I can't afford your R E academy, even the cheaper Gain the edge 10. I just got a job & I haven't seen the 1st dime yet.

I also asked help from Anita & Matt, but never got a response from them. Maybe by a miracle you might bother to answer this time. If not, I guess a newbie/nobody isn't worth a nickel of your time.

Inspite of all such non-help -- against all odds, I intend to keep at it. Though it would have been nicer to have gotten a little help from the experts along the way.

Dean thank you very much for the message that you have just shared because that is the way I have been thanking when I compare my self to my ideal self and I become frustrated when I see that I have not reached my ideal self, but after your message, I look over my life from where I have come over a short period of time, and I feel good. I felt myself falling victim to the "listening to unqualified advise" syndrome. I found an agent who is willing to put in multiple offers and help me build a team but she thinks that some of the strategies being taught for your students are mortgage fraud etc! So self doubt sets in. It is amazing how easily someone can throw you off the track. I am still moving forward. Maybe she just needs to be educated. She has a lot of good qualities in an agent. Anyway, thanks Dean and I am still trying to find that first deal by moving forward.

I needed to hear that today. I've been a little discouraged about not getting my first deal done yet. I know it will happen soon and I'm doing everything that you have taught. It's nice to look back on what I have accomplished and not what I perceive as failures. Thanks for the message!!

Overwhelm

(This could be a long message, but I do my best to condense it.) Love Dean's message of one step at a time. Started studying real estate in 2004. Bought lots of courses -- infomercials, mostly. Over that time, spent several thousand dollars. Have listened to hours and hours of webinars/infomercials, read tons of books and listened for hours to audios and videos about the many types of real estate available (residential, multi-family, commercial, etc.), multiple ways to purchase, sell, etc., asset protection, business structure, business credit -- what's left? Oh, also, buying and selling notes. You would think that by now I would at least have purchased one property or at least one note! But not so. Have just recently admitted to myself the following "truth."

I have been listening to other investors as they read the current market and the current changes in the law, and seeing how they adapt to the changing situation. Wow! If I keep that up, I will just "watch" the opportunities pass me by!

I have begun to notice that most of the time, when I note something that one of these investors is doing, Dean already has it covered! I believe I have purchased everything Dean has done, except for the Totally Fulfilled book (hope to get that soon), and Set For Life. Am also a member of the Success Academy, which I purchased earlier with the remnant of my IRA. I listened to others' webinars by the hour (instead of working my business!) with the excuse that there would be one little gem that would get me going!

Doesn't this kind of remind you of the story "Acres of Diamonds?" (The owner of the land sold his land, not knowing that beneath his feet was a diamond mine.)

So now I am listening to Dean's blog above, and hearing that it is okay to just take one little step at a time, and beginning to know that is what I must do. I have waited for the perfect deal that would be the one deal of a lifetime, instead of plugging along daily doing the work so that I can build on my successes.

Sorry for making this so long, but maybe others have experienced this same kind of frustration -- believing that we must know EVERYTHING before we can take that first step.

Dean, you have the heart of a teacher, and I thank you for believing in us. God bless you. Here's to our great success (even if it means taking one small step at a time)!

Great Advice

Thank,s Dean, you caused me to have a light bulb moment!!! Four years ago I had over 5 investment properties, then the bottom fell out. I guess I felt really bad for some time because this was properties that I had hoped to leave for my son.
Long story short in April I purchased a new 5 bed room home for my self and my son, but I have not been able to give myself credit for getting back on track. I have to let go of the pass, continue to listen to your good advice, read your books and get back into it. Deep down I no that I can do this.

You are so amazing! You hit the nail on the head! Yes, we are all different and can't compare ourselves to other people.

You were a teenager, when you started. You had no kids and wife that needed you and you only had to make enough money to provide for yourself.

Matt Larson had no job and was single, when he started.

I have a husband and a three year old kid, plus a mortgage, bills and I am running my personal training business.

I am so proud of you and Matt, and I love watching you both grow.

I haven't done my first deal yet, but if I keep at it, I might get there.

I think that perspective is important. Most people's expectations are too high and that's how you get frustrated.

If you are working on your dreams, you are a champion! If you are reading and learning and watching Dean's blog, you're a champion! If you never give up and keep at it no matter how bad and how many times you fail, you're a champion!

Don't try to be Dean or Matt, God made you perfect and he gave you a purpose.

This is not a race or competition.

Take it one step and one day at a time and you will get to your goal.

Do you think that when you're a millionaire, you will care how long it took you to get there? No, you'll be like: Holy Cow, I really did it!

Nobody will look down on you and say: Oh my God, it took you 5 years, but Matt did it in 3.

Dean, I can't wait to hit my goal! I am gonna have a beach house in San Diego and travel the world, but best of all I will have my own charity!!! I will have so much money to help people with.

Bill Gates donated 9 Billion Dollars to aids research. What better way to celebrate one's success than giving!

Hi Dean, These blogs make your program soo much different from all the others. Every time I watch and listen (even if I listen to the same one over and over), I learn more each time. This one really hit home. Maybe I really can start to believe in myself. Thank you for all you do everyday for all of us. I do have a question, and maybe I shouldn't ask it here, but you mentioned getting a good Real Estate agent. I want to be an investor on my own, but I also want to help other people, too. I am a realtor, but what do I need to know to be better able to help other investors, too? Thank you so much for all your help.

With all the little voices inside of me saying I'm crazy and that I can't do it, with all the people that think this is a scam and are discouraging me from doing this, with the mental blocks in my way from achieving greatness, and most of all with myself being my own biggest obstacle to overcome....that only leaves me with one thing in mind.......THERE'S NOTHING TO IT BUT TO DO IT! And I can certainly do this Dean....I KNOW I can!! And when its all said and done Dean, I'm not just gonna look back of all the things that I've done to be successful and pat myself on the back, but I'm gonna really take what you've said from this blog and put it into full force. I know I still have to prove myself by making my 1st deal happen, but there's one thing that I know will be true someday. Thank you Dean for this blog i have been feeling i have done as much to get started. The past three weeks i have been not doing as much i should because when i got your book and taking SA class's i thou i would have a deal done in 30 days wrong.I set my golds to hight and not thinking right just thinking making big bucks i need to come down and think what i have been doing wrong now.

Its like four yr go i started quilting i know this does not have anything to do with REI in someway it is. I did not know nothing about quilting but i was willing to make myself know how to make quilts it did not take me long to know what i was doing sure anyone can sew a starigh line there more then doing that. One thing i had trouble with was what was a 1/4 scant and a 1/4 foot i know what was a 1/4 foot but a 1/4 scant so i ask the ladyies what was a 1/4 scant they told me what it was and how to do it well i still did not know till one day i got on the website to youtub and look it up and they had vido on the 1/4 scant then i know how to do. I know it is long what i just said. Just keep going till you find ways to make it work.

Dean I've been in the business now for over 15 yrs. While I've not reached that dream/idea world just yet, I've made tremendous strides over the years. Yet I have a tendency to forget all I have accomplished. My wife often tells me "No one is hard on me but me". How True! If we can only enjoy the journey of learning and becoming then it will make the destination that much more meaningful.

Patience, Persistence, & a Positive Attitude

I consistently and constantly fight the battle of convincing myself that I can be successful in real estate investing. It is encouraging and frustrating at the same time to read of others successes. I own four multi-family properties in my home town, but while they all have a positive cash flow each month the satisfaction and confidence of being an investor hasn't materialized inside. I know that probably sounds strange to some of you but the reason behind it is what I believe Dean is speaking about in this blog, it's not the "ideal", it's not the "dream", it's not the "vision" that I have for where I want to get. I experienced a couple of setbacks in my life and I allowed them to derail my progress in investing. I haven't quit but I haven't given a 100% effort either. I became frustrated with the lack of progress and being told no by just about everyone I spoke with. I needed to hear this message, I need to quit expecting it to be immediate. I need to give myself credit for not giving up or giving in. I think we all, regardless of whether we consider ourselves successful investors or not need to remember the subject of my post, Patience, Persistence, and a Positive attitude are ESSENTIAL to success. Thanks for listening.

That is one of the reasons why people are so unhappy. It's kind of like keeping up with the Joneses. It's always great to live life with the means to get through it with not much problem but there are always going to be a problem even with money. Live life that is comfortable for you and not how every one else thinks you should. Good things will always come your way because a lot of them are free.

I think I do best at thinking of ideas and advertising etc..., but I have a hard time maintaining a consistent positive attitude.

I would really like to find the right person to be mutually encouraging with or do some joint venture deals with.

In addition to my needing simple steps, I think I need and maybe a lot of us also need that second person like Joe and Stacey Jurek have for each other!

That would we fantastic to have someone just as pumped and on the same page with!!
