Finding an Attorney. Need a few answers (Central NY )
July 8th, 2010 | posted by liveadreamHello all. I became a member on June 30th and I am on Chapter 10 of "Your Town". I have done alot of work in the short time so far. I am looking at a FSBO at 66,000 (already have a local realtor doing a CMA for me. I am also looking at a nice commercial building in town that is listed at 69,000. It has one space rented at 600.00 a month taxes are 2000 a year (they pay utilities) and the other space is vacant. The agent tells me the owner will hold paper. The 2 floors above need extensive work according to the agent. I plan on looking at it to see how many thousands it will take to rehab the upper floors. I have met with 2 local banks.
My questions on attorneys is this.

I'm in dire need of help!! I'm a Newbie and I'm trying to do my 1st Deal, I have questions and feel lost. Are there any DG'er's in Fairfield, Ca or anyone else that can lead me as to what I should do???? Help, someone.. I'm trying to help someone who's house is in foreclosure and they owe $200,000 on the house and they owe $24,000 in back mortgage payments, the comps in the area are about $200.000. Can I do something to help this person out? DOES ANYONE KNOW, what I can do?

I was thinking that we need to create a post where everyone can post pictures standing with the signs they're using to advertise for buyers and sellers (e.g. We Buy Houses, Handyman Special, etc.) This would give the family ideas of what's working and what they can try. It would also be another good connection between us!

I feel I have been very cleaver in my work in real estate and even done pretty good, however my motivation is a bit low because not many people work real estate as we do or they doubt it and as investors they tell me i am going to not make it.
Ether way I live in Hawaii now and would love to find a partner to work with or even just as a motivator. I do a lot of my real estate out side of Hawaii so i am by any means dedicated to one place for buying..

How does realtors get paid when you're trying to assign a deal?
June 30th, 2010 | posted by phenomenalfuturesHello. I'm hearing of fellow DGers useing realtors to help in finding sellers. My question is how does the realtor get paid when it seems that the spead is only large enough for a $2-5000 profit for the investor.. I'm I missing something here? I would like to use one, just don't know how to fit them in.
