I first read Dean's books a year ago and have been wanting to get started. Now that I have fully recovered from back surgery, I think I am ready to get this going full speed ahead. In my research on properties in the local area (probably "over analyzing", a Realtor friend told me that WA has a law, RCW 61.34.020, (Equity Skimming) that prohibits "obtaining anything of value from the sale or lease option to purchase of the dwelling for the person's (we REIs) own benefit or use..."
Now, I am not a lawyer (retired military and teacher) and I really can't afford one at this point, so I am curious if anyone has encountered this through their dealings. Call me chicken, but the law says there is a hefty fine and/or imprisonment for violaters.

I have a qusetion, I found a home way below market value and thr reason the owner is selling is because he got an arm mortgage and it shot sky high. He has untill july to do a short sale on his house or it goes in foreclosure. When I checked on zillow it was zestimated at $70,500. He has it listed at $49,900 and said that he would take lower than that, he just wants to sell the house. So the question that I have is do you think this is a deal or should I walk away. I don't know how to negociate this deal an am worried about what he owes. He owes 109,000
an advice is very apprecited.

I am looking at several REO's and want to make an offer. I want to assign because like alot of people on Dean's site I have no money to get started. I am looking into back to back closings, but how do I get started with this. Do I need money up front to make the offer to the bank? When I go to closing do I need money or is the proof of funds letter all I need?

How do you get rid of bad neighbors?
June 12th, 2010 | posted by JogdenI have located a property in my area that i may rehab and flip. It's in a decent location, good shape and needs some updating but the only problem that is holding this property back from being at it's full potential is the neighbors. They live next door, don't take care of their yard, and there house looks ran down. This house is going to have a starting bid of 10k its max potential is around $113,500.00 after some fix ups. I believe the biggest reason it hasn't sold is because of the neighbors. It is a 3 bed 4 bath home 2,324 sq ft. Any advice would be greatly appreciated.
Can anyone tell me of any REI's in the Charlotte, NC area?
