We just found a deal with a great spread (looks like 40K to me at first look - and that's just their asking price, pre-negotiation) in California's Central Valley (Fresno County, where we live). We don't have the cash or the credit to do anything about it, but we would love to bird-dog it to someone who can. I've yet to do my first deal. I've got three maybe cash buyers (and maybe not) on my list not counting the buying machines that are really companies who market to hordes of investors.

Found Property while dumping Trash
December 3rd, 2011 | posted by reinvestor42Yesterday I took trash to recycle area, spoke w/lady who works there-she tells me out of state sister in law owns a house on 2acres(inhereted),been vacant for over 12yrs!!! Still has furniture and belongings from deceased family member.
I gave the lady my business card and told her I would pay her $500-1000 if I ended up buying the property, and if she knew or found anymore let me know.
I immediatley drove to property and checked it out!
I reseached property records, typed up "Letter to Seller" and mailed this AM.
IF you just talk to ppl everywhere, its amazing what will just fall in your lap!!!

I've been a student/member since 2009. Within that span of time, my husband and I have bought 1 single family home and a 4plex here in Houston. There's a lot of lessons that we have learned, lots of ups and downs, failures and successes and anything in between. All of those we are grateful for.
Now, there's one single strategy that we want to do but are SOOOOO afraid of doing! It's ironic...most people say that wholesaling is the best no-money down strategy..that's the one thing we can't even start doing.

Someone being fishy
November 8th, 2011 | posted by femailceoSo I got a call for one of my signs this morning and the investor kept changing the address of the house. Some of the info jives with that neighborhood, but I can't find this address at all. He told me he was an investor and was really just wanting to know if I had properties, which I past one along to him. I don't think he gave me a legit address and I will not deal with him further. Fool me once! Has anyone had similiar.
