Yesterday I took trash to recycle area, spoke w/lady who works there-she tells me out of state sister in law owns a house on 2acres(inhereted),been vacant for over 12yrs!!! Still has furniture and belongings from deceased family member.
I gave the lady my business card and told her I would pay her $500-1000 if I ended up buying the property, and if she knew or found anymore let me know.
I immediatley drove to property and checked it out!
I reseached property records, typed up "Letter to Seller" and mailed this AM.
IF you just talk to ppl everywhere, its amazing what will just fall in your lap!!!

so true !!!! ASK AND YOU SHALL RECIEVE !! i also talk to EVERYONE and ask if ANYONE has houses for sale or NEEDS one....it has become a HABIT for me now..and yes sometimes people get sick of me TALKING real estate but you know what ? they wont hear me anymore when i RETIRE on an island !!! :]:}

Word of mouth referrals is where "talking about it" and "being about it" meet! These are the same type of people that ignore bandit signs with long distance or 1-800 phone numbers and out of area investors because they don't know them. Just imagine looking back on that conversation a month or two from now once you know exactly how much money it made you!

Owner calls me in response to my letter about her vacant property (above)
Tells me her story as I patiently listen and take notes (filling in lead sheet/seller info form), and ends up saying she doesnt know why she has held the property this long and knows it needs work/repairs and would like to sell it for what the land is worth(2 acres)..... I told her I would like to see the inside to evaluate the repairs needed and she said she would MAIL me a key!! GREAT- I thanked her and said I would be back in touch after I checked out the inside.
Well, she added that the house is full of furniture along with the storage shed/workshop and if theres anything I wanted to help myself.
TODAY: I now have key and visited property for inspection.
1. Repairs/upgrades $30k
2. quite a bit of antiques to include tools and furniture-rest trash
3. Land value $80k
4. ARV $185k quick sale $160k
5. I offered $60k and waiting for reply
NOTE: this property is 2-3 miles from me,unlisted and I only found out about it by talking with an employee at the recycle area while dumping my trash. I've turned 8-10 deals in a 3 mile radius of my home without bandit signs or ads- JUST talking to ppl!!!

yeah I'll go up to $65-70 if needed, she's tired of holding and not doing anything with it except paying someone to cut the yard,etc since 1998!!!! but then again, she owes zero (inherited) and has done nothing but pay taxes
My Home Improvement company will do repairs so get paid twice!!
