Hi..I recently joined the forums in hopes of expanding my business.

I am an aggressive, diligent real estate agent and property manager here in sinful Las Vegas. EVERYDAY, I run in to awesome deals on homes with very little offers placed on them. Sometimes I like to think of the area I live in as an REO heaven, so much shadow inventory to grab a hold of.

How do I get ahold of Dawn Erling? I'm assuming she posts here, but I have not been able to find any of them. I have just a few questions for her and would appreciate a bit of direction as to how to find her.

Can anyone tell me if you are familiar with any good title companies, attorneys, real estate agents in my area??
I am in NY on Long Island, Suffolk County.

Do I just call/email all theses people and ask them if they work with investors? What do I say? Is there anyone that can give a specific example on Exactly what to say and how I need to introduce my self and what I need to know about them???

I need help locating a good hard money lender. If anyone has one they can recommend, I would appreciate it.

I made a thread earlier asking how to find the contact info of a cash buyer, but I cant find it so I making a new post. How do I find a cash buyer by looking at the properties sold again? I already went to the tax assessor and they said they don't hold peoples' contact information. What are some other alternatives?

I was talking to a realtor yesturday and she said that in the State of Masschusetes investors can no longer do seller financing. What are some alternatives I could do if I want to flip a house with little equity?

Hey everyone! This is Jeri with the Tom & Jeri Team. I don't post a lot unless there is something I find myself being very passionate about.

Have you ever felt like you were a mouse in the wheel where you just keep going in circles and circles? Maybe you feel like you are spinning your wheels but not getting anywhere. Maybe you are like I was today when you feel like you have so many things to do that you become paralyzed.

As a successful business owner, real estate investor, momma to my 3 year old, wife, student, philanthrapist (list goes on and on)....I get easily distracted at what makes money and what I am supposed to be doing.

As a new real estate investor, I'm vey much looking forward to learning and growing with DG community. I'm an open book and welcome advice and stategies from other investors. Thanks.
