Wow, sure wish I had more time to lock this deal down. This is a lead I got from work.

House with zillow "zestimate" at 290k,
But the gentleman only owes 100k on the house. He is 25k behind. Only problem is that he needs 25k by Wednesday of this up coming week to stop the foreclosure. If not, house goes to auction Friday, and the bank robs him of his equity, and the man and his family loose their home! He said that he has an appraisal from last year for 360k.

I want to help!

Now here is the kicker, he just sold a Free & Clear building for 198k, that he owned for his business but they will not have the funds in time to stop the foreclosure.

Lease Option

I have a person who aproach me to find someone to buy there home on a assumable loan at $126000 and it only worth $99000 there willing to pay all closing cost and pay out $15000 thousand to the person that assume the loans which will leave one who assume the loan with home worth only $99000 with $15000 in there pocket but still oweing more on the there new house. The owners said the person has to have good credit to do this. I need a better way to approach this so ican doit myself. So iwas thinking to offer a lease option with the 126000 owed as the price a 5-7 year lease with $15000 still offered to me to fixed up property for future purchase and cashed out at 126000 at the end of contract looking for other stratergies please respond

THREE MORE closings coming in July!!

Did three wholesales this week, under contract and sold. All with non-refundable earnest money deposits in the bank. All my earnest checks covered!! Will close these while I am out of town on vacation and doing student meetings in Georgia, Alabama and Florida.
Two were HUDs and one was a B of A REO.
All were under contract within 24 hours. I think I have made over 50 offers this week and 50 the week before. So 35 to 1!!

Deans training works!

None of these were high dollar deals for me. Will double close all three. Should net $3500 on each one.
$10,500 total. Can't complain I guess.

ALMOST THERE!!!!!!!!

I wanted to post this to get some quick inspiration and a kick in the @$$ to make me sprint, as I am near the finish line of closing my first assignment deal!! Its looking to be a big pay out, hopefully. That is, if I do everything correctly. Soon after that I should be closing on a couple more and picking up a few more under contract!!

We've been so busy in our market and will close on our NEW Home Monday. We've been looking for a new house for the past 12 months! and finally found a Foreclosed house in a great neighborhood with larger homes. Seller started asking $200K, we locked it in the MID $100s. ARV is $300K. We have a great relationship with the listing agent so the agent helped us work out the deal with the seller at the price we wanted to pay for. We found a local lender who will do a construction loan so we can do our repairs, then refinance property at the lowest interest rate EVER! Numbers are locked.

Is This a Good Deal? 3 Duplex Package

I know this isn't a no money down deal, but would like advice from seasoned investors if this might be a potential deal. I would be holding these for the cash flow.

A guy wants to sell 3 duplexes that he and his brother own free and clear on contract. I just spent 2 1/2 hours with him looking at each unit, talking to the tenants, and then he and I sitting down and talking about the deal.

He's retired and told me that he goes to Florida for 7 months out of the year. He said it's hard to not think about how the properties are doing when he's away for so long and just wants to be rid of them.

Here's what I know....

Total of monthly rents for the 6 units: $3,234 (4 of the tenants are on HUD)
Expenses....(These were figures he gave me)
Avg. Monthly Water/Garbage: $160

Hi DGers I have a investor who is out of country and wants to buy Realestate and he wants to transfer his funds into an account so I can have easy access to do deals for him.I dont like the idea of a Bank Account and so far a Title Company is dragging there feet, Iam not lost on this situation, just slowed down for an answer, Jim

Starting out

Had a sensational first day on working from Dean's 30 day plan. Set up my e-mail account, got onto this forum to read some experiences and made my first call to a realtor got me a woman eager to work with investors. I requested a list of cash sales in the last 90 days in the hot local areas she suggested, and she had a list in my hands of 27 MLS listings within a couple of hours. I decided to skip ahead to week 2 and order my business cards.

First deal in July = $2,000 in 1 hour.

This was a quick co-wholesale. Fellow wholesaler called me with his deal. I sent one of my students over to check out the level of rehab/remodel needed. I let him blast the deal to his buyers. Got the numbers together and made ONE phone call to a buyer I have sold properties to in that very neighborhood. Then I blasted out the property on one of my buyer websites. I got this deal on Saturday and had it under contract Monday evening. The one call I made turned out to be the person that took this deal.

This buyer bought at 76.5% of ARV minus repairs. Had I stuck to some rigid formula I would have let $2,000 walk away!

ARV is $225,000
Rehab/remodel is $20,000
Buy price was $152,000
Follow wholesaler had it at $148,000
We split the $4,000 fee.
