Cali Cash Deal

Is there any Landlords in Bakersfield CA looking for more rentals. I have a Cash Deal I have coming up under contract. It's an REO and will go into escrow this week. I wanted you guys to have first crack at it before I send it out to my list of buyers. As Is all cash deal.

I am looking for advice on a deal. I am somewhat new and, don't want to blow it due to lack of experience.

I market to people in pre-forclosure. My goal is to use Greg Murphy's sandwich lease method or obtain a property with equity that I can resell for a profit.

I just met with a nice couple in pre-forclosure. They have a 4 BR pretty house in a great area. The ARV is about $300K. The mortgage on the property is about $200K. The couple also owns a lot in a residential neighborhood, free & clear. The lots sell for around 15K.

Cash cows in lower income neighborhoods

I have focused on homes between 40 to 70k to flip and also to rent. In the last month I decided to look at even lower income properties. I had my agent look for properties between 10 and 20k that aren't in war zones and that are in the path of the progression of the city. We have found some great deals. I have two properties that I am closing on this week that I have under contract for 10,900 and 15k. They will rent for about 750 to 800. Both of these properties need just a good cleaning. One of them actually has a renter in it already which is planning on staying. I bought that one from an estate sale. I plan on picking up 20 to 30 of these properties in the next year. There are opportunities everywhere!!!

6K spread?

Is a 6K spread enough to make money on a house. If I get it for 4K and sell for 10K? Do I get the buyer to pay all closing cost? Am I forgetting other costs? I wouldn't do repairs, but as is. Tammy

Evaluation needed on this deal

I found a home on the outskirts of town almost in the country. Problem is that it is only a 2/1 with 792 sq ft. Has new roof and kitchen and baths redone. Owner says $5000 could flip it. They want 25K and county records show it is at 33,985. It has only .52 acres. Home is free and clear.

Should I put an option to buy or a choice of option or low ball purchase of around 10-15K. I think the highest I should go is 20, 391 at 60%, but not sure if I can turn this over. Thoughts anyone

I got a call from a buyer who said he wants to close asap and is looking for a house $20,000 or less. He prefers Sanford or Deltona FL, but is open to other areas of Central FL. I don't have a property that meets his needs at the moment. He wants something now. Do you have a property that is in this price range and we can work out a deal? Please let me know
