I have a friend who is trying to sell her house and asked for my help, but of course I am still new and would love help from you guys Smiling

She purchased the 3/2, 1374 sq ft, 2 car garage home in 2009, and it had appraised for $139k, after buying she updated appliances, flooring throughout and painted throughout. A year later her job relocated her and she put it on the market with a relator but after no success she rented it. She was renting it for $1350/month her mortgage and insurance is about $1000/month. The renters tore it up and the current repairs are: new floors in bedrooms, new closet and interior doors in 2 of the rooms, replace light and vanity in master bdrom, replace/repair kitchen cabinets and new appliances!

Friday August 10th I was meeting with a home owner in pre-foreclosure. (face to face) Turns out the place was really in bad shape and the equity I thought they had was not there at all. (looked good on the internet!!) In fact it was a short sale. So I turned the seller over to my short sale team and drove the neighborhood.

I see an estate sale sign on the corner and drive to the address. I ask the owner if the property is also for sale. He says it is. His Mom is going into assisted living and he has the POA. The place is paid off!

ARV $175,000
Rehab needed $20,000
I put it under contract the same day for $100,000, assigned the contract to one of my rehabber/buyers for $110,000. $10,000 assignment fee in two hours work!

Wooo hooo the last two months have been wonderful. I have now found that by teaming up with so many wonderful people it has gained us some momentum.

BANK FORECLOSURE REO FOR SALE - Brooklyn, NY - Willing to Pay Commission of $10,000

I have a bank foreclosure under contact and looking to assign it.

It is a 3 story 3 unit mixed-use located at 101 Belmont Avenue, Brooklyn, NY 11212.

I am willing to pay a commission/referral fee of $10,000 if you can find me an all-cash buyer.

There are 2 residential apartments that are 3 bedrooms and a storefront. Property will be sold 'AS IS' with tenants in place. There are no leases.

Price is $220,000 and the ARV is in the neighborhood of $550,000.

Is this a deal?

I have a homeowner that is tired of being a landlord. She lives two hours away from the property. She owes 90k and paying 815/month PI. She has a tenant paying her 715/month. Homes are selling for 40k-50k in the area.

The only thing that I can see to doing is a short sale. Anyone have any other creative ideas on how I can structure this deal, or is it a deal at all. Thanks.

1st Wholesale Deal

It looks like I will have my first wholesale deal in the books. The buyer is sending me a $500 non-refundable deposit today.

A seller responded to my bandit signs and said he just wanted what he owed on the house which is 40K. The ARV is around 70K. House needs 10K in repairs.

I assigned it for a $1,500 fee.

I also have 2 more purchase agreements signed and going to closing this month. Both of these I will sell on contract.

One I bought for 25K will put 10K in and sell for 55K with monthly cashflow of around $200.

The other I bought for 23K and will sell for 35K. It's in rural Iowa and is a great house and needs nothing. 2 large lots with a corn field in the back yard. A huge garden with awesome concord grapes growing and plentiful!

WWDD? (What Would Dean Do?)

I have a deal I'm considering. Seller was asking $80,000. ARV is $109,000, needs approx. $15,000 in repairs. Was going to offer $56,000,and try to wholesale to another investor. Just talked to seller again, and he'll take $65,000. Wondering if I might still be able to flip to another investor for a $5,000 assignment, or should I try to work out something where I can purchase it & rent it out. It's in a solid neighborhood, but I don't have the cash or credit to be able to purchase it myself right now. Anyone got any creative ideas?
