Good Morning,

I got a call from a buyer who said he wants to close asap and is looking for a house $20,000 or less. He prefers Sanford or Deltona FL, but is open to other areas of Central FL. I don't have a property that meets his needs at the moment. He wants something now. Do you have a property that is in this price range and we can work out a deal? Please let me know

1st Bandit Sign Lead!

HEY DG FAmily!

So about a week ago, i put up my bandit signs. 25 in Downey, Ca and 25 in West Covina, CA.
Surprisingly, Some Signs are still up in both cities! haha! so it definitely puts a smile on your face seeing them survive!
My bandits in West Co generated No calls. The ones around Downey Did. 2 leads, and a few missed calls. I used google voice of course.

One lead is in Florida. A short Sale, Bid.

The Other was a little bit more interesting! Check this out!

The Sellers are motivated! They need to sell because of an Eye Surgery & Other Plans.

Working on my first deal, I have several proven cash investors in San Diego-No sellers yet

Just wanted to reach out there to people that are starting, going already, anyone that wants to team up in southern california.

I work as a finance consultant at a company called 5 point capital and we lend money for a living.. several cash investors are people i work with.

I also have few seasoned investors that do all kinds of repair.. I even have a group that wholesales and flips with access to even more investors.

my goal was to work my investors first and use the last group as a safety net.

The problem is, we just are not finding properties. We are making offers every day. i need to put up more bandit signs i know.. but really no response from them yet.

DO NOT exclude mobile homes from your investing strategy
I just. Closed another deal with a mobile home on a lot. These r EXCELLENT sources for potential profit!!! This another $1000 BUY and sell for a $6000 profit !!!!!
Mobile homes really are little tin boxes that spit out cash !!!!
Look on Craigslist for MOTIVATED SELLERS of a lot with mobile home On it. Negotiate for $6000 or less and you can make some $$$$$ FAST!!! I know u r saying 6000??????? Well I bought this for 1,000 !!!!!
Take the drilled well, driveway, and electric N that alone is over 6k in my area. Now if u got it for 6 say then the septic, land and mobile home r FREE!!!! Just sayin ..... Think about mobile homes on a lot for your next investment:))$$$$$$

Did 2 co-wholesales last week. 3 so far in June!!

I did two co-wholesales last week while the wife and I were out of town taking a little R&R in Breckenridge, Colorado. Did some mountain biking, hiking, shopping ( Well, the wife did, I just watched!)Hot tubing, relaxing ETC.
I did have to come back to town last Tuesday evening and went back up Thursday night. Had stuff to take care of on a major fix/flip we are in the middle of.
While I was driving up I made a couple of calls and sold one property for a $3000 fee. Then I sold the other one from the condo on Saturday for a $2,200 fee.

So I had a paid vacation!! $5200 while kicking back. You have to love this business!

Real estate Agentssss aaaaaaahhhhhhh

So I have a property under P&S for %60 fair market value. I did my inspection, property was great! I only put a 16 day inspection clause in the agreement. My real estate agent already told the sellers REA that I was done with my inspection. Now that I am trying to get buyers into the house to look @ it, we're having quite a hard time.

What should I do ???

I got my buyer in, he did a quick walk-through, took some pictures, and now his partner wants to check it out...
