Ok, so the short sale that my team (short sale company) has been working for me finally came in. Details: it is a 4/3 home on 2.5 acres of land with 2,900 sft. The FMV is 180k and I got it for 77k. I will assign it in escrow for 105k to a smart investor because the place needs cleaning and a roof (20k max). This house is a real find let me tell you and the best part is that I get paid twice on it. I get 2k for the short sale (brought it to the company) and I get 23k at close of escrow...Love those kind of deal...NOW GO GET SOME

You can find deals for under $20,000 all the way up to $1,000,000 homes. No matter what price range there are always motivated sellers and buyers waiting to pounce on a great deal!
As we travel the USA, I can't believe how many deals I see in every market. Recently I was in Florida and California and I could not believe how many great deals are within your finger tips each day.

We finally got another deal going! After near burnout from doing a fix and flip a year ago with us doing most of the work(made $20K on that one) we kept searching and searching and found an estate which was selling the house after relative passed away. We offerred and counter-offerred for a week and settled on $68K and we clean out the house. Lots of furniture, appliances, and "stuff". We will carpet, paint, update kitchen and bath and spruce up outside with some new landscaping and new gutters / downspouts.
We ran comps and it should sell fast for $125-130K. Rehab at approx. $25K. A nice $32K profit when all said and done. Listing agent will sell for us as he is a deal making machine.

I had access to it.. called one of my buyers up and said make me an offer.... he did... I said you need to back that up with a deposit...... He did.... I made my offer accordingly... it was accepted... went back to the buyer and assigned him the contract.... Last week I had two agents fighting over a property I had under contract that was also on the MLS ! For once in my life I can actually say I LOVE MY JOB !!

Here are the details with this property in Philadelphia I'm looking at:
3 bedroom, 1 bath home. $10K?????
Had to dig...Home was purchased on 6/2/10 for $5777.00, but taxes haven't been paid on this house since 1996??? Oh boy..
Total taxes due to the City of Philadelphia are $4,942.45.
The owner lives right outside of Philadelphia in Cheltenham Township.
The total for this house is basically the taxes and the market value, roughly.
Seems like they just want to get rid of this property, it may have been inherited or something of the sort because with 10K, nobody is really making a profit.
Need Advice
July 24th, 2012 | posted by OldDustI am now getting a tax lien foreclosure on a water front house in Arizona City AZ.that is 70% completed. It is on a 49 acre private lake. It was started building in 2005 and then abandoned.
My wife and I are in our mid 70's so not rely interested in finishing it.
My question is, should we just list it with a Real Estate broker, try to sell it ourselves (we know of several investors) or both?
Any suggestions appreciated.

He told me that I should try submitting an offer of $225,000
I am not sure of that is a deal or not. The asking price is $210,000
