Bought a Fannie property back in mid May here in Ohio for $43,300 and just closed on it 2 weeks ago for a 5K profit!!

Could it be??....Will it happen??...I say YES!!!!

Hi everyone; I posted this last night on FB in CFIC Group and wanted to share with the DG Family. I'm wise enough to know not to count my chickens before they hatch, but I'm really stoked!! It may or may not happen, but NOTHING will if you don't keep PUSHing!! This potential deal just popped up out of nowhere and is from a contact I made more than a year ago. It's just proof that getting out there and taking ACTION of ANY kind breeds opportunity!!!!

Original price of house was 245K their asking price is 120K. (X) County appraised value is 218,040. House needs repairs. 2012 taxes are 5954.16 that need to be paid by Jan 31st.

I ran across the owner who is trying to sell it himself. Any suggestions. I'm waiting to hear back from my business partner about repair estimates.

Who buys multiple units in Celveland

I currently have 49 units made up of single family, duplex and triplexes in Cleveland. 19 of them are rented with management in place. There is a ton of equity in this deal being offered at 1.5M but I need to find the buyer or buyers. It is possible to split up the portfolio but simpler in one bundle.
Who is buying in Cleveland? Send them this way.

Did I do it wrong?????

I put out 24 ghost ad bandit signs (one looked bad writing) geared to buyers as I heard Dean and Jen (from Vegas) speak of on the livecast.

All I wrote on the bandit sign was Desperate to Sell!
$29,000 and my number. In magnum sharpie black on yellow sign.
I did it Friday night.
I didn't hear them say anything about writing bedrooms or baths on it.
Did I do it wrong?

owner financing

I have a seller wanting to do owner financing for 5 years at 6%. Is it possible to agree to that then put a rent to own tenant in the home with my own owner financing? If so, what would you call this type of deal and what type of contracts and steps do I need to take. Thanks in advance

Deal #6 I was watching a house that was a REO. I had to wait until day 16 to put in an offer being that there was a hold for owner occupant for first 15 days. I had my offer ready with my agent to be submitted on the evening of day 15.

Home is SFR 3/1 with 15 acres, and 3 car garage. Last sold in 2008 for a $143,000, I have an accepted contract at $59,000. House needs carpet, paint, appliances and I will have to replace broken pipes. Figuring rehab costs will cost about $10,000 or less. I am planning on using PML or HML to close the deal and then refi with the bank.

Deal #4 and #5 First Subject to, and Lease Option

I recently got my first house using a "Subject to" clause and I have title of the property. I also just signed a Lease with Option on the property starting November 1st.

The orignal home owner called my number from my bandit signs, had house listed with agent since May and had not one showing, good neighborhood, owes about what is worth and was planning on loosing money at closing if there ever was an offer. Little rehab needed under $1,000.

Another Win/Win Deal following Dean's Strategies!

Today I closed on another buy and hold property in Ohio! what is so special about this deal is that it is my first FSBO deal, and I was able to help out a desperate homeowner; I saw his ad on CL while looking for properties, and contacted him right away (on the evening of my Birthday!).

here's what the homeowner wrote to me in one of his emails:

"On a personal note I would like you to know how pleased I am to finally be passing this property along. It is a nice house that we loved the years we were in it, but carrying a double mortgage for the past three years has been more than taxing."

Ahhhhh... It is such a great feeling to make deals happen that are a win/win for everyone involved!
