Yesterday was a BIG day for me. I signed up a lease option tenant. We collected $50000.00 as a nonrefundale consideration fee!! Yippee. Funny I had written down month ago that a goal I wanted to reach was to make 50,000.00 before the end of this year and I did it!!!! This whole deal took me a month to put together but I did it by myself!!!
I can do it...
This was complicated deal but it is done and I really got my company out of a bind.

How cool is that?! While I havent done nearly as many deals as Deans top students since starting in 08, the ones I have done have gotten me doing this full time and financially independent. Its been alot of hard work and lots of dedication, but keep your eyes on the prize, keep hurdling over all the challenges and you can achieve your goals too!
First Two Successful Wholesale Properties

We wholesaled a property here in the Twin Cities, MN that we made $10,000 on and another one, also in the Twin Cities, MN that we made $1,000 on so it was more like a birddog than a wholesale.
First thing to mention is that we found out about both properties from bandit signs. There has been some interest about the bandit signs from a civic group around here so I am not being more specific as to location.

Lease option tenant buys the house and I got $18k
September 23rd, 2012 | posted by cathybOn Friday I closed on one of my rent to own properties. 20 months ago I bought a house and put a tenant buyer in it (the same day) have been collecting rent and cash flowing $295/mo. She worked on her credit and on September 21st she bought the property. A little over 18k was wired to my bank account! She was very appreciative of the opportunity and I was happy with the result! It was definitely a win/win.
I am going to miss the monthly rent check though....

Everyday i wake up at 6 am and start the process of looking at craigslist, or other real estate sites and try to find FSBO adds that i can make offers on. I look on deans site for more info, and i look at the videos and i just try to soak as much information in as i can. For the last couple of days i have been second guessing myself about whether i can do this or not. I think that i am getting so consumed with it that i am just making things harder for myself. I am thinking on it too much and making things harder than they have to be. Im forgetting the steps. I want to focus on lease options and assignments.

NO House is a LOST CAUSE!!!

So a couple of weeks back I get a call off of one of bandit signs. Guy wants to sell his house, so I meet him there. This thing is in a pretty rundown part of the Fort Worth Metroplex and I am not kidding when I say I wouldn't store my Harley in it. Really! So he says he would like to get $11k for it, I offer $5k. I come up to $7k a few minutes later. He says no, I leave. A few days later I call him back intending to offer him $8k, he says hey man, I was just getting ready to call you and was wondering if you would take $8k?
